The Maintenance Technician is responsible for timely coordination, execution, and thorough documentation of completion of repairs to common area and unit repairs. This includes physical systems maintenance, monitoring, and forecasting physical interior and exterior components of the property. Administrative accountability includes the use of mobile and fixed computerized applications to ensure that work assignments, progress, forecast, and history are thoroughly and timely documented to support the fiscal goals of the property. A valid California driver's license is required. The position does not include a unit.

Responsibilities

  • Maintain all areas of the property in a safe, clean, and attractive manner.
  • Perform custodial work including sweeping, mopping, vacuuming, emptying trash, and cleaning windows in all common areas.
  • Identify, document, and repair health and safety risks on the property.
  • Coordinate complete, correct, and timely repairs to common areas where third-party vendor participation is required.
  • Record, track, and complete Yardi work orders on common areas and within residential units within established completion timelines.
  • Maintain maintenance shop and storage areas in a clean and organized manner, and property equipment in good condition.
  • Assist in the scheduling and turning of vacant units prior to resident occupancy.
  • Assist the Community Manager in annual apartment inspections.
  • Maintain up-to-date knowledge regarding current contracts with vendors and suppliers.
  • Respond to after-hour, weekend, and holiday emergency repair needs.

Requirements

  • Minimum of a high school education or equivalent.
  • Minimum two years or more of recent experience in apartment property management or a related field.
  • Valid California Driver's License required.
  • Practical experience in minor electrical repairs, plumbing repairs, carpentry work, and grounds repairs.

Nice-to-haves

  • Experience with Yardi software.
  • Knowledge of Fair Housing regulations.
  • Project management skills.
