About the position

The Maintenance Technician I is responsible for preparing vacant units for re-occupancy and maintaining the overall condition of the property. This includes cleaning and restoring apartments, performing preventative and corrective maintenance, and assisting with special projects. The role requires effective coordination of tasks and supplies, as well as maintaining relationships with residents and vendors.

Responsibilities

  • Clean and restore recently vacated apartment homes.
  • Help maintain the cleanliness of the facility and grounds.
  • Change bulbs, locks, and keys.
  • Assist with the installation of appliances.
  • Perform exterior and interior painting and caulking, and light drywall repair.
  • Manage painting, pressure washing, and maintenance of breezeways and parking lots.
  • Walk through upcoming or newly vacant units to forecast repairs.
  • Create punch lists or quality control checklists for completed units.
  • Assist with the removal of trash or belongings in vacant units.
  • Perform quality control on all systems, appliances, and aesthetics to ensure apartments meet move-in standards.
  • Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates.
  • Assist with diagnosis and minor routine maintenance/repair involving electrical, plumbing, A/C, heating systems, and appliances.

Requirements

  • One year minimum of prior experience or related experience.
  • Reliable transportation to carry out responsibilities effectively.
  • Excellent communication skills, both verbal and written.
  • Superior customer service, communication, and interpersonal abilities.
  • Ability to analyze complex problems and propose workable solutions.
  • Knowledge of apartment building maintenance and minor repairs.
  • Ability to operate power tools and manage difficult customer situations.

Nice-to-haves

  • Experience with preventative maintenance and corrective maintenance.
  • Knowledge of safety protocols in maintenance work.
