As a Maintenance Technician I at Millennia Housing Management, you will play a crucial role in ensuring the upkeep and readiness of residential units for new occupants. Your primary responsibility will be to coordinate tasks and manage supplies effectively to prepare vacant units for re-occupancy. This includes maintaining the overall condition of the property, which encompasses the exteriors, common areas, and vacant units. You will be involved in various maintenance tasks such as floor care, trash removal, and ensuring the property surrounding the building is clean and well-maintained. This includes litter pick-up, janitorial duties, sidewalk clearing, and snow removal, all performed in a safe and attractive manner. In addition to routine maintenance, you will assist the maintenance team with special projects and perform both preventative and corrective maintenance. Building and maintaining positive relationships with current and prospective residents, as well as any vendors working on-site, is essential. The position reports to the Maintenance Supervisor for properties with over 300 units or the Property Manager for smaller properties, ensuring that you have the necessary support and guidance in your role. Your day-to-day tasks will include cleaning and restoring recently vacated apartment homes, maintaining the cleanliness of the facility and grounds, changing bulbs and locks, and assisting with the installation of appliances. You will also be responsible for performing light repairs, such as exterior and interior painting, caulking, and minor drywall repairs. Additionally, you will conduct walkthroughs of upcoming or newly vacant units to forecast repairs and create quality control checklists to ensure that all units meet move-in standards. Your ability to diagnose and assist with minor maintenance issues, including electrical, plumbing, and HVAC systems, will be critical to your success in this role.
