About the position

As a Maintenance Technician I, you will play a crucial role in ensuring the upkeep and readiness of our residential properties. Your primary responsibility will be to coordinate tasks and supplies to prepare vacant units for re-occupancy effectively. This includes maintaining the overall condition of the property, which encompasses exteriors, common areas, vacant units, floor care, and trash removal. You will also be tasked with maintaining the property surrounding the building(s), which involves litter pick-up, janitorial duties, sidewalk clearing, and snow removal, all while ensuring a safe, attractive, and comfortable environment for residents and visitors alike. In addition to these responsibilities, you will assist the maintenance team with special projects and perform both preventative and corrective maintenance. Building and maintaining relationships with current and prospective residents, as well as any vendors working on-site, will be essential to your role. You will report directly to the Maintenance Supervisor for properties with over 300 units or the Property Manager for those with fewer than 300 units, ensuring that all maintenance tasks align with the overall management strategy of the property. Your day-to-day activities will include cleaning and restoring recently vacated apartment homes, maintaining the cleanliness of the facility and grounds, changing bulbs and locks, and assisting with the installation of appliances. You will also be involved in exterior and interior painting, light drywall repair, and managing various physical tasks such as pressure washing and maintaining breezeways and parking lots. Additionally, you will conduct walkthroughs of upcoming or newly vacant units to forecast repairs and create quality control checklists to ensure that all apartments meet move-in standards. Your role will require you to assist in diagnosing and performing minor and routine maintenance and repairs, including electrical and plumbing work, A/C and heating systems, and various appliances.

Responsibilities

  • Clean/restore recently vacated apartment homes.
  • Help maintain the cleanliness of the facility and grounds.
  • Change bulbs, locks/keys.
  • Assist with the installation of appliances.
  • Perform exterior/interior painting and caulking, light drywall repair.
  • Manage physical tasks such as painting, pressure washing, and maintaining breezeways and parking lots.
  • Conduct walkthroughs of upcoming or newly vacant units to forecast repairs.
  • Create punch lists or quality control checklists for completed units.
  • Assist with the removal of trash or belongings in vacant units.
  • Perform quality control on all systems, appliances, and aesthetics to ensure apartments meet move-in standards.
  • Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates and other items as assigned.
  • Assist with the diagnosis and minor routine maintenance/repair involving electrical and plumbing systems, A/C and heating systems, and appliances.

Requirements

  • One (1) year minimum of prior experience or related experience.
  • Reliable transportation to carry out responsibilities effectively.
  • Willingness and ability to travel, generally 1-3 days maximum, potentially weekly.
  • Excellent communication skills, both verbal and written.
  • Superior customer service, communication, and interpersonal abilities.
  • Ability to analyze complex problems and propose workable solutions.
  • Strong strategic and business mindset with excellent organizational skills.
  • Knowledge of apartment building maintenance and minor repairs.
  • Ability to operate power tools and perform routine maintenance tasks.
  • Ability to manage difficult customer situations and respond promptly to customer needs.

Nice-to-haves

  • Experience in property management or maintenance roles.
