About the position

The Maintenance Technician I is responsible for preparing vacant units for re-occupancy and maintaining the overall condition of the property. This includes cleaning and restoring apartments, performing preventative and corrective maintenance, and assisting with special projects. The role requires effective communication with residents and vendors, ensuring the property remains safe, attractive, and comfortable.

Responsibilities

  • Clean/restore recently vacated apartment homes.
  • Help maintain the cleanliness of the facility and grounds.
  • Change bulbs, locks/keys.
  • Install or assist with the installation of appliances.
  • Perform exterior/interior painting and caulking, light drywall repair.
  • Manage painting, pressure washing, and cleaning of breezeways and parking lots.
  • Walkthrough upcoming or newly vacant units to forecast repairs.
  • Create punch lists or quality control checklists for completed units.
  • Assist with the removal of trash or belongings in vacant units.
  • Perform quality control on all systems, appliances, and aesthetics to ensure apartments meet move-in standards.
  • Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates.
  • Assist with diagnosis and minor routine maintenance/repair involving electrical, plumbing, A/C, heating systems, and appliances.

Requirements

  • One (1) year minimum of prior experience or related experience.
  • Reliable transportation to carry out responsibilities effectively.
  • Excellent communication skills, both verbal and written.
  • Superior customer service and interpersonal abilities.
  • Ability to analyze complex problems and propose workable solutions.
  • Strong strategic and business mindset.
  • Excellent organizational skills.
  • Knowledge of apartment building maintenance and minor repairs.
  • Ability to operate power tools and diagnose routine maintenance issues.
