About the position

The Maintenance Technician I is responsible for the overall and day-to-day maintenance of the apartment community, working under the direction of the Service Manager or Supervisor. This role involves performing various maintenance tasks, ensuring the property is well-maintained and ready for resident occupancy, and participating in emergency stand-by schedules as needed.

Responsibilities

  • Perform light maintenance on all appliances.
  • Conduct light electrical repairs on appliances, fixtures, outlets, circuits, etc.
  • Perform light plumbing work such as clearing stoppages and replacing fittings.
  • Replace broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Paint interiors of apartments and exteriors when necessary.
  • Perform carpentry work such as fitting doors, freeing windows, and building shelves.
  • Assist in custodial work, including sweeping, mopping, vacuuming, and cleaning apartments.
  • Assist in grounds work, such as picking up trash and pulling weeds.
  • Repair concrete, masonry, roof, and fencing when required.
  • Perform light extermination services when required.
  • Participate in the emergency stand-by schedule for evening, weekend, and holiday coverage.
  • Refurbish apartments before resident occupancy.
  • Keep accurate records regarding preventative maintenance and work orders.
  • Perform scheduled maintenance on all equipment based on manufacturer's recommendations.
  • Know all water and gas cut-offs and post-map of it.
  • Assist in apartment check-in and check-out inspections.
  • Adhere to Resident Education Program established by Service Supervisor and Resident Manager.
  • Maintain property to LPR standards, policies, and procedures.

Requirements

  • High School education or equivalent.
  • Minimum two years of related experience and/or training; or equivalent combination of education and experience.
  • Training in carpentry, plumbing, electrical, painting, refurbishing, cleaning, air conditioning, and appliance repair is a plus.
  • Ability to read and interpret documents such as invoices and safety rules.
  • Ability to write routine reports and correspondence.
  • Ability to perform basic math operations.
