About the position

The Maintenance Technician I plays a crucial role in ensuring that service requests are completed efficiently and that vacant apartments are restored to a market-ready condition. This position involves general maintenance tasks, upkeep of common areas, and ensuring safety standards are met throughout the property.

Responsibilities

• Assist in completing service requests and restoring vacant apartments to market-ready status.
• Maintain awareness of property conditions and correct unsafe situations promptly.
• Keep grounds neat and free of litter, including raking, sweeping, and shoveling as needed.
• Schedule and perform routine preventive maintenance on equipment as directed.
• Inspect and maintain tools and company golf carts in excellent condition.
• Coordinate needed repairs and services for make-ready apartments.
• Maintain knowledge of spare parts and supplies inventory, informing the Maintenance Supervisor of shortages.
• Perform routine checks and repairs on lights, windows, appliances, and plumbing fixtures.
• Assist in moving heavy appliances and furniture as necessary.
• Conduct work area clean-up and follow safety procedures.
• Report major repairs and requisitions to the Maintenance Supervisor and Property Manager.

Requirements

• Minimum one year of maintenance experience, preferably in the multifamily industry.
• Ability and willingness to obtain CPO and HVAC certification.
• Demonstrated knowledge of maintenance systems, including inventory control and preventative maintenance.
• Strong knowledge of mechanical systems including HVAC, plumbing, and electrical components.
• Valid driver's license required.
• Strong written and verbal communication skills.

Nice-to-haves

• CPO and HVAC certification preferred.
• Experience with landscaping and carpentry.
