About the position

The Maintenance Technician I at Legacy Partners is responsible for the overall and day-to-day maintenance of the apartment community under the direction of the Service Manager or Supervisor. This role involves performing a variety of maintenance tasks to ensure the functionality and appearance of the property. The technician will engage in light maintenance on appliances, conduct minor electrical repairs, and perform plumbing work such as clearing stoppages and replacing fittings. Additionally, the technician will be tasked with replacing broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks as needed. In this position, the technician will also be responsible for painting the interiors and exteriors of apartments, performing carpentry work including fitting doors and building shelves, and assisting with custodial duties such as sweeping, mopping, and cleaning windows. Grounds maintenance is also part of the job, which includes picking up trash and pulling weeds throughout the community. The technician will repair concrete, masonry, roofs, and fencing when required and may perform light extermination services as needed. The Maintenance Technician I will participate in the emergency stand-by schedule for evening, weekend, and holiday coverage, ensuring that the property is maintained to high standards at all times. The technician will keep accurate records regarding preventative maintenance, work orders, and refurbishing tasks, and will perform scheduled equipment maintenance based on manufacturer recommendations. Knowledge of all water and gas cut-offs, as well as sewer cleanouts, is essential for this role. The technician will assist in apartment check-in and check-out inspections and adhere to the Resident Education Program established by the Service Supervisor and Resident Manager.

Responsibilities

  • Perform light maintenance on all appliances.
  • Conduct light electrical repairs on appliances, fixtures, outlets, and circuits.
  • Perform light plumbing work such as clearing stoppages and replacing fittings.
  • Replace broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Paint interiors of apartments and exteriors when necessary.
  • Perform carpentry work such as fitting doors, freeing windows, and building shelves.
  • Assist in custodial work including sweeping, mopping, vacuuming, and cleaning windows.
  • Assist in grounds work, including picking up trash and pulling weeds.
  • Repair concrete, masonry, roof, and fencing when required.
  • Perform light extermination services when needed.
  • Participate in the emergency stand-by schedule for evening, weekend, and holiday coverage.
  • Be responsible for refurbishing apartments before resident occupancy.
  • Keep accurate records regarding preventative maintenance and work orders.
  • Perform scheduled equipment maintenance based on manufacturer's recommendations.
  • Assist in apartment check-in and check-out inspections.
  • Maintain property to LPR standards, policies, and procedures.

Requirements

  • High school diploma or GED.
  • Minimum of two years of related experience and/or training, or equivalent combination of education and experience.
  • Training in carpentry, plumbing, electrical, painting, refurbishing, cleaning, air conditioning, and appliance repair is a plus.
  • Ability to read and interpret documents such as invoices and safety rules.
  • Ability to write routine reports and correspondence.
  • Ability to perform basic math operations including addition, subtraction, multiplication, and division.

Nice-to-haves
