About the position

The Maintenance Technician I plays a crucial role in ensuring that service requests are completed efficiently and that vacant apartments are restored to a market-ready condition. This position involves general maintenance of the property, including common areas and grounds, while adhering to company policies and safety regulations.

Responsibilities

  • Assist in completing service requests and restoring vacant apartments to market-ready status.
  • Maintain awareness of property conditions and initiate corrective actions for unsafe conditions.
  • Keep grounds neat and free of litter, including raking, sweeping, and shoveling as needed.
  • Schedule and perform routine preventive maintenance on equipment as directed by supervisors.
  • Inspect and maintain tools and company golf carts in excellent condition.
  • Coordinate needed repairs and services for make-ready apartments.
  • Maintain knowledge of spare parts and supplies inventory, informing supervisors of shortages.
  • Perform routine maintenance tasks such as checking and replacing lights, repairing windows, and diagnosing appliances.
  • Change locks and make keys as necessary.
  • Prep and paint vacant apartments when requested.
  • Inspect and perform minor repairs on plumbing fixtures and appliances.
  • Assist in moving heavy appliances and furniture as needed.
  • Conduct work area clean-up and follow safety procedures.
  • Report major repairs and requisitions to supervisors before expenditures.

Requirements

  • Minimum one year of maintenance experience, preferably in the multifamily industry.
  • Ability and willingness to obtain CPO and HVAC certification.
  • Demonstrated knowledge of maintenance systems, including inventory control and preventative maintenance.
  • Knowledge of mechanical systems including HVAC, plumbing, and electrical components.
  • Strong written and verbal communication skills.
  • Ability to troubleshoot and problem-solve in a busy work environment.
  • Valid driver's license required.

Nice-to-haves

  • CPO and HVAC certification preferred.
  • Experience with landscaping and carpentry.
