About the position

The Maintenance Technician II position at Kraus-Anderson is responsible for ensuring the efficient operation and maintenance of a pre-assigned portfolio of properties. This role focuses on maintaining the appearance, safety, and functionality of buildings and grounds, while also ensuring tenant satisfaction and cost control. The technician will perform various repair and maintenance tasks, conduct inspections, and respond to emergencies as needed.

Responsibilities

  • Perform repair and maintenance of buildings plumbing, electrical, windows, doors, and mechanical systems as directed.
  • Maintain the appearance and cleanliness of the site and building, including vacancies.
  • Notify the Maintenance Operations Manager, Property Manager, or VP of emergency situations, hazardous conditions, or problems.
  • Conduct periodic inspections of buildings, equipment, and mechanical systems, submitting reports in a timely manner.
  • Ensure a clean and safe work environment, operating all equipment following safety policies.
  • Remove snow or ice during colder weather as directed, including salting and sanding as necessary.
  • Unlock common area doors daily and check the condition of door closers, locks, hinges, thresholds, and glass.
  • Ensure all vacancies and associated restrooms are clean and presentable.
  • Maintain lawns, shrubs, planting beds, and flowers as required.
  • Check property signs for function and appearance, reporting any problems to the Property Manager.
  • Inspect roof areas, drains, and sewer systems for debris and deterioration.
  • Check common area lighting and time clocks for proper operation.
  • Perform other duties as assigned.

Requirements

  • Vo-Tech or special education courses in maintenance of heating and cooling equipment, electrical systems, and plumbing preferred.
  • Three or more years of experience in building maintenance and repair or a similar related trade.
  • Working knowledge of mechanical, electrical, plumbing, fire life safety, and security equipment systems.
  • Ability to complete work/maintenance needs on a timely basis and prioritize tasks.
  • Ability to provide quick response to emergency after-hours calls as necessary.
  • Effective communication skills with Property Managers and tenants.
  • Attention to detail and excellent verbal and written communication skills.
  • Ability to work under pressure and meet deadlines while providing exemplary customer service.
  • Ability to maintain compliance with all company policies and procedures.
  • Possess and maintain a strong work ethic and uphold company values.

Nice-to-haves

  • Valid Driver's License and ability to maintain a satisfactory Motor Vehicle Record.
  • Maintain a Federal Motor Carrier Safety Administration/Department of Transportation Medical Card.
  • Ability to work evenings and weekends and respond to emergencies when required.
