About the position

The Maintenance Technician II position at Christian Church Homes (CCH) is a full-time, non-exempt role that plays a crucial part in overseeing the day-to-day maintenance operations of assigned properties, specifically Powell Vista Manor and Mattie Younkin Manor. This role is essential in ensuring that the properties, which primarily serve senior citizens, are well-maintained and safe. The technician will be responsible for a variety of tasks that include maintaining and repairing electrical, plumbing, heating, and cooling equipment, as well as doors, windows, roofs, and grounds. The position requires a hands-on approach, as the technician will work alongside the maintenance team to address both planned and unplanned maintenance needs efficiently. In addition to technical skills, the Maintenance Technician II is expected to provide excellent customer service to residents, ensuring that their needs are met promptly and professionally. The technician will prepare apartments for new residents by cleaning, painting, and making necessary repairs, with a goal of completing these tasks within 3-5 days of a unit being vacated. The role also involves completing purchase request forms for supplies, moving furniture and equipment, and performing custodial duties such as cleaning and replacing light bulbs. Safety is a priority, and the technician will assist in enforcing safety regulations and reporting any hazards. The position requires regular attendance at staff meetings and completion of assigned safety training. The technician will also be responsible for entering completed work orders into the software system, documenting the tasks performed, time spent, and any parts ordered. This role is vital to maintaining the quality of living for residents and ensuring that the properties operate smoothly and efficiently.

Responsibilities

  • Maintain and repair electrical, plumbing, heating and cooling equipment; doors, keys, locks and hinges; windows, roof, parking areas, fences, lighting, grounds, and similar work as directed.
  • Prepare apartments for move in by cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, carpets, drapes, and/or similar jobs as directed.
  • Provide excellent customer service while working with residents.
  • Complete move-in preparations within 3-5 days of the unit being released to the office, including pre-move out and final move out inspections with the community manager.
  • Complete purchase request forms as needed before purchasing any supplies over $50.
  • Move furniture, supplies, and equipment as necessary.
  • Request tools, equipment, and supplies needed; safely store and safeguard tools, equipment, and chemicals.
  • Perform custodial duties such as cleaning, mopping, emptying trash, and replacing light bulbs.
  • Assist in enforcing safety regulations; identify and report and/or correct safety hazards.
  • Regularly attend staff meetings and complete assigned safety training.
  • Enter completed work orders into the software system, documenting tasks, time spent, and inventory or parts ordered.

Requirements

  • High School diploma or equivalent.
  • Minimum of two (2) years as a Maintenance Technician.
  • Working knowledge of Yardi Software.
  • Prior experience in apartment maintenance, affordable housing, UPCS/REAC Inspections, and resident-occupied project renovations.
  • Proficient with Yardi, Microsoft Office 365 platform, and ability to quickly learn the organization's other systems.
  • Ability to serve with integrity, professionalism, and confidentiality.
  • Ability to prioritize tasks and consistently meet project deadlines.
  • A valid driver license, reliable personal vehicle, personal auto insurance as required by law, and an MVR sufficient to obtain and reasonably maintain insurability under agency auto liability policies.
