About the position

The Maintenance Technician II at Sandhill Shores Apartments is responsible for maintaining and improving the overall appearance of the property while providing exceptional service to residents. This role requires a combination of technical skills and a passion for enhancing the living experience of residents in an active living community. The technician will perform various maintenance tasks, including troubleshooting and repairing appliances, HVAC systems, plumbing, and electrical issues, ensuring that both occupied and unoccupied apartments meet company standards.

Responsibilities

  • Diagnose problems and make repairs to ensure the physical aspects of the apartment meet company standards and applicable laws.
  • Troubleshoot and repair appliances, HVAC systems, plumbing, and electrical issues.
  • Prepare unoccupied apartments for occupancy by performing necessary maintenance and repairs.
  • Assist the Property Manager or team members with special projects or requests as needed.
  • Complete maintenance service requests and document the status of each request.
  • Perform electrical repairs on appliances, fixtures, switches, and outlets, and install ceiling fans and light fixtures.
  • Conduct repairs on air conditioning, heating units, and refrigeration units, ensuring proper certification is maintained.
  • Perform plumbing work, including clearing stoppages and replacing or repairing fittings, faucets, and toilets.
  • Complete minor re-piping and soldering of copper pipes as necessary.
  • Replace broken glass, tile, carpet, screens, and other fixtures as needed.
  • Perform carpentry work, including repairing or replacing doors and building shelves.
  • Repair concrete steps, patios, and signage as required.
  • Paint and decorate apartments and common areas as directed by management.
  • Oversee subcontractors hired to perform work at the community.
  • Maintain grounds and common areas, including lighting, snow removal, and trash removal.
  • Perform snow and ice removal on sidewalks and common spaces.
  • Replace apartment locks as necessary to ensure security.
  • Troubleshoot and maintain indoor or outdoor pools or spa equipment, if applicable.
  • Maintain accurate records regarding preventive maintenance and service requests.
  • Inspect resident-occupied or unoccupied apartments and common areas periodically for necessary repairs.
  • Attend training seminars as required.
  • Maintain shop and storage areas in an orderly condition.
  • Stay informed on changing building codes and their impact on the community.
  • Interact positively with residents to maintain high satisfaction levels.
  • Comply with Fair Housing rules and OSHA standards.

Requirements

  • High School Diploma or GED Equivalent.
  • Two years of prior experience in general maintenance or a combination of education and experience.
  • Boilers License, Pool Operator's License, and/or EPA Certification required.
  • Reliable transportation required.
  • Ability to attend and pass company-paid certification courses.
