About the position

The Maintenance Technician II is responsible for the operation, maintenance, and repair of mechanical and support systems in residential buildings. This role involves performing high-quality service and repairs, monitoring building systems, and ensuring safety and compliance with regulations. The technician works independently for most of the day and reports to the Maintenance Supervisor or Community Manager, handling service requests and emergency repairs as needed.

Responsibilities

  • Perform daily inspections of boiler rooms and report any abnormalities to the Maintenance Supervisor.
  • Familiarize with vital building systems and monitor their operation.
  • Monitor water treatment equipment and clean cooling towers as directed.
  • Perform maintenance and repairs in occupied and vacant apartments and common areas.
  • Complete service tickets for repairs and submit them to the Maintenance Supervisor.
  • Respond to emergency plumbing issues and perform necessary repairs.
  • Conduct minor electrical repairs and coordinate major repairs with licensed electricians.
  • Clean HVAC equipment and replace filters as required.
  • Maintain necessary hand tools for performing work in apartments and common areas.
  • Replace light bulbs in common areas and ensure all fixtures are operational.
  • Perform minor carpentry and repair tasks as needed.
  • Participate in educational programs to enhance skills and knowledge in maintenance.
  • Report for snow removal duty as required during winter conditions.
  • Wear uniforms and identification badges while on duty.
  • Utilize safety equipment and attend required safety training sessions.
  • Ensure master keys are secured and logged appropriately.
  • Adhere to company policies and regulations regarding property management.

Requirements

  • Minimum of two years related experience in apartment/building maintenance.
  • Ability to read and comprehend instructions and correspondence in English.
  • Proficient in writing notes and correspondence related to work performed.
  • Strong people skills and ability to interact professionally with residents and staff.
  • Knowledge of property management software and general office software.

Nice-to-haves

  • Experience with Remedy software.
  • Valid driver's license in good standing with an acceptable driving record.
