About the position

The Maintenance Technician II is responsible for performing repairs, troubleshooting, and preventive maintenance at the property to ensure a safe, secure, and comfortable living environment. This role involves maintaining the physical integrity of the property and assisting in various maintenance tasks as directed by the Maintenance Supervisor and Property Manager.

Responsibilities

  • Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Property Manager.
  • Inspects and maintains all tools and company golf carts in excellent condition.
  • Determines from blueprints, drawings, plans, sketches, and other specifications the type and quantities of material and equipment required.
  • Selects and facilitates efficient work procedures.
  • Maintains awareness of the condition of the property and unit interiors.
  • Immediately reports and/or corrects unsafe conditions.
  • Assists in keeping grounds neat and free of litter.
  • Sharpens, cleans, stores, lubricates, adjusts and performs repairs on tools and equipment.
  • Maintains knowledge of spare parts/supplies inventory and informs Maintenance Supervisor of shortages.
  • Performs work area clean up and follows safety related procedures.
  • Diagnoses and performs minor and routine maintenance/repairs, including electrical, plumbing, A/C and heating systems, appliances, and more.
  • Maintains pools, chemicals, circulation system, and safety equipment according to guidelines.
  • Changes locks and makes keys.
  • Removes and transfers heavy appliances and equipment as necessary.
  • Reports all major repairs and requisition needs to Maintenance Supervisor and Property Manager.

Requirements

  • Minimum two years of maintenance experience; multifamily industry experience preferred.
  • CPO and HVAC certification preferred; ability and willingness to obtain CPO and HVAC certification required.
  • Demonstrated experience of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
  • Demonstrated experience of mechanical systems and equipment including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric motors.
  • Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters.
  • Proficiency in plumbing repairs and troubleshooting.
  • Strong written and verbal communication skills.
  • Ability to troubleshoot and problem-solve.
  • Valid driver's license required.

Nice-to-haves

  • Experience with high voltage systems.
  • Ownership of hand tools preferred.
