About the position

As a Maintenance Technician II at EMCOR Facilities Services, you will play a crucial role in ensuring the safe and efficient operation of commercial and industrial facility equipment. This position requires a proactive approach to maintenance, where you will be responsible for completing preventive maintenance (PM) tasks and repairs in a professional manner. You will be expected to communicate effectively with both coworkers and customer staff, ensuring that all aspects of work requests are understood and that customers are kept informed about work status and expected completion dates. The role involves cross-training and utilizing a 'flow to the work' concept, which emphasizes flexibility and adaptability in your work approach. Your responsibilities will include conducting regular checks of systems and equipment to identify issues, performing substantial equipment repairs, and maintaining various systems such as HVAC, plumbing, and electrical systems. You will also be responsible for administrative tasks such as parts ordering and vendor management, as well as documenting work results in the Computerized Maintenance Management System (CMMS). The ideal candidate will exhibit an ownership attitude and be able to work independently as well as part of a team. In addition to technical skills, you will need to demonstrate strong problem-solving abilities and the capacity to manage maintenance projects, including complex equipment repairs. This position requires a high school diploma or equivalent, with preference given to candidates with some undergraduate business or trade school training. A valid driver's license and various operator's licenses are also required. The role demands physical stamina, as you will be required to lift heavy objects and work in various environmental conditions, including outdoor settings and high places.

Responsibilities

  • Complete required PM's and repairs on commercial and industrial facility equipment.
  • Conduct regular checks of systems and equipment to identify issues and document performance.
  • Maintain, troubleshoot, and perform substantial equipment repairs independently and as part of a team.
  • Inspect and evaluate operating characteristics of equipment such as speeds, pressures, and vibrations.
  • Perform preventative maintenance on HVAC equipment, fire life safety systems, plumbing, and electrical systems.
  • Repair and maintain dock equipment, building lighting, and electrical distribution systems.
  • Document work results in the CMMS and analyze findings to recommend updates to the PM list.
  • Communicate effectively with coworkers and customer staff regarding work requests and status updates.
  • Manage maintenance projects and provide guidance to subcontractors as needed.

Requirements

  • High School diploma or equivalent required; preference for some undergraduate business or trade school training.
  • 4 years' experience and/or training in mechanical, electrical, plumbing, and carpentry skills/concepts.
  • Valid driver's license and Fork truck operator's license required.
  • Ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Working knowledge of MS WORD and ability to manage an email box.
  • Ability to operate maintenance-specific software such as Building Automation.

Nice-to-haves

  • Experience with building systems and operations including HVAC, plumbing, and electrical systems.
  • Ability to operate a forklift, scissor lift, and aerial lift.
  • Demonstrated general plumbing, electrical, and carpentry skills.
