About the position

As a Maintenance Technician III at Brentwood Park Townhomes and Apartments, you will play a crucial role in maintaining and enhancing the overall appearance and functionality of the property. This position requires a blend of technical skills and a passion for providing excellent service to residents. You will be responsible for a variety of maintenance tasks, including repairs on appliances, plumbing, electrical, and HVAC systems, while also mentoring junior staff and ensuring compliance with company standards and applicable laws.

Responsibilities

  • Assess, troubleshoot, and complete required repairs on appliances, plumbing, electrical, and HVAC systems.
  • Coordinate and organize projects, daily service requests, and assignments with supervisor, vendors, and other team members.
  • Train, supervise, and mentor junior maintenance staff.
  • Ensure the physical aspects of the apartment meet company standards and applicable laws by diagnosing problems, making repairs, and performing necessary follow-up.
  • Ensure unoccupied apartments are ready for occupancy by performing various maintenance tasks as needed.
  • Assist the property manager or other team members with special projects or requests.
  • Complete maintenance service requests, document the status of each request, and ensure appropriate follow-through.
  • Perform electrical repairs on appliances, fixtures, switches, and outlets, and install light fixtures.
  • Perform repairs on air conditioning, heating units, and refrigeration units, ensuring proper certification is held for refrigerant recovery.
  • Conduct plumbing work such as clearing stoppages and replacing fittings, faucets, and toilets.
  • Complete minor re-piping including soldering of copper pipes.
  • Replace broken glass, tile, carpet, screens, and fixtures as necessary.
  • Perform carpentry work, such as repairing or replacing doors and building shelves.
  • Repair concrete steps, patios, and signage as required.
  • Paint and decorate apartments and common areas as directed by management.
  • Oversee work of subcontractors hired by the company.
  • Complete daily maintenance of grounds and common areas, including snow removal and trash removal.
  • Replace unit locks on apartments and ensure security of the community.
  • Troubleshoot and perform maintenance on pool or spa equipment, if applicable.
  • Maintain accurate records regarding preventive maintenance and service requests.
  • Inspect resident occupied or unoccupied apartments and common areas periodically.
  • Attend and participate in training seminars as required.
  • Maintain all shop and storage areas in a neat and orderly condition.

Requirements

  • High School Diploma or GED Equivalent.
  • Three (3) years of prior experience in general maintenance or a combination of education and experience.
  • Valid EPA Refrigeration Certification license preferred.
  • Ability to perform essential functions of the job with or without reasonable accommodations.
  • Outstanding customer service skills and ability to communicate effectively.
  • Well organized with excellent attention to detail.
  • Ability to work independently with excellent time management skills.
