About the position

Bluestone Real Estate Services invites applications for a Maintenance Technician position. As a leading property management company, we are dedicated to providing exceptional service and enhancing the living experiences of our residents. In this role, you will be responsible for ensuring that the property is well maintained and that tenant requests are addressed promptly. You will need to have a solid understanding of the basic mechanical and physical aspects of the building and units to perform necessary repairs effectively. This position is located at Hawks Point Apartments in Keizer, Oregon, and typically follows a Monday through Friday schedule, although flexibility may be required to accommodate emergencies and on-call work as business dictates. Your general duties will include ensuring that all properties operate at peak physical performance and efficiency. You will be tasked with repairing and maintaining all equipment and building components, which may include HVAC systems, roofs, lighting, fountains, pools, pumps, motors, fans, plumbing, appliances, boilers, water heaters, heaters, electrical devices, door locks, drywall, painting, carpentry, and electrical components. It is essential to perform and ensure that all assigned maintenance requests are handled immediately, if possible, while also communicating with tenants regarding entry and/or delays. Additionally, you will perform building and grounds maintenance, which includes tasks such as painting curbs, changing common area lights, litter pick-up, snow removal, light yard maintenance, and common area cleaning as needed. Continual inspection of the premises is required, and you must report any deficiencies, emergencies, or accidents immediately. You will also monitor and work with the property/portfolio manager to schedule vacant units for turnover and occupancy, ensuring they are rent-ready within ten business days. Assisting in implementing and following preventative maintenance programs for the property and specific equipment guidelines is also part of your responsibilities. You will communicate with, schedule, and oversee third-party vendors working on the property, while adhering to safety regulations to avoid injury to yourself and others. Knowledge of emergency services at the property, such as water and gas shut-offs and sewer clean-outs, is crucial. You will also need to observe Fair Housing and Oregon Landlord-Tenant law, maintain a basic set of personal tools required for your duties, and update and complete work orders in the property management software in a timely manner. Additionally, you will maintain keys, petty cash cards, the SDS manual, and other equipment, and answer emergency calls after hours when requested, providing assistance to tenants and staff as needed. You must be able to respond professionally and capably to emergency calls within 15 minutes and arrive at the location of the emergency within 30 minutes when on call. Other duties may be assigned as necessary.

Requirements

  • At least 1 year of previous property or facilities maintenance experience, preferably in residential.
  • Basic knowledge of building systems, including HVAC, plumbing, and electrical.
  • Ability to diagnose and repair maintenance issues efficiently.
  • Competent in operating computer and/or tablet with Microsoft-based software (Word, Excel, Publisher, PowerPoint, and Outlook).
  • Good interpersonal and customer service skills.
  • Valid driver license and operational vehicle.

Nice-to-haves

  • Understanding of landlord-tenant law and fair housing.
