About the position

The Maintenance Technician II position at Westland Real Estate Group is a full-time, non-exempt role that requires on-site work in Long Beach, CA. The technician will be responsible for performing routine and extensive preventative maintenance and repair procedures on properties, including the remodeling of manufactured homes and RVs, as well as maintaining equipment and utility systems. This role involves general cleaning and minor maintenance duties to ensure that the park, vacant lots, and rental units are kept in a clean, orderly, and functional condition. The technician will also assist staff, visitors, and other employees as necessary. A key aspect of this position is the ability to analyze whether to perform maintenance in-house or to contract out work, depending on cost, complexity, or liability. The technician will be expected to work 40 hours per week, with additional on-call hours for emergencies after regular work hours. The role requires a strong understanding of HVAC, plumbing, and electrical systems, as well as advanced experience using hand and electrical tools. Basic computer skills are also necessary for reviewing bids, project scopes, and communicating via email with the MHC Manager. Physical demands of the job include standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing, with the ability to frequently lift and/or move items over 100 pounds. The technician must be able to work in various weather conditions and have flexible hours. The position also involves mentoring and training staff on quality control and customer service, as well as maintaining records of scheduled maintenance procedures and documenting work orders.

Responsibilities

  • Perform minor and major repair of all equipment and throughout the property.
  • Perform preventive maintenance procedures on building mechanical equipment on a scheduled basis.
  • Perform minor electrical maintenance including replacement or repair of fixtures such as wall switches, outlets, and bulbs.
  • Perform minor plumbing maintenance including replacement or repair of leaks in drains and faucets, and unclogging of drains.
  • Perform minor painting, carpentry, and masonry work as needed.
  • Prepare surfaces and paint various structures and equipment to preserve them from corrosion.
  • Mentor and train staff on quality control and customer service.
  • Inspect belts, check fluid levels, replace filters, and clean and inspect boilers.
  • Respond to emergency maintenance requests as required.
  • Assist with the renovation/remodeling of buildings, including repair of plaster and drywall.

Requirements

  • 2-4 years of prior experience in a maintenance occupation.
  • Advanced knowledge of HVAC, plumbing, and electrical systems.
  • Advanced experience using hand and electrical tools.
  • Experience with Park Maintenance and MHC remodeling projects.
  • Basic computer skills for reviewing bids and communicating via email.

Nice-to-haves

  • Experience in mentoring and training staff.
  • Ability to analyze project costs and scope of work.
  • Familiarity with Yardi software for property management.
