The Maintenance Technician at Averly Apartments plays a crucial role in ensuring resident satisfaction and maintaining the quality of the living environment. This position is responsible for preparing apartments for new residents, which includes tasks such as painting, carpet repairs, cleaning, and general maintenance duties. The technician must respond promptly to resident requests, demonstrating a professional attitude and commitment to superior customer service. This role requires a comprehensive understanding of various maintenance functions, including plumbing, HVAC, basic electrical work, and general carpentry skills. Additionally, the technician is responsible for maintaining the grounds, pools, hot tubs, common areas, and dog park amenities, ensuring they are clean, operational, and safe for residents. The Maintenance Technician may also be required to be on call for after-hours emergencies, reporting any maintenance concerns to the Maintenance Supervisor. Participation in training programs is mandatory, and the technician must adhere to safety procedures while safeguarding company tools and equipment. The role demands high productivity through reliable attendance and timely reporting of any issues to the supervisor. The technician is expected to dress according to company uniform standards and represent the company professionally at all times. Overall, this position is vital for delivering a quality move-in experience and maintaining high standards of living for residents.

Responsibilities

  • Prepares make ready apartments, including painting, carpet repairs, cleaning, and general repairs.
  • Responds to resident requests in a timely manner with a professional attitude.
  • Maintains grounds, pools, hot tubs, common areas, and dog park amenities to ensure cleanliness and safety.
  • Reports maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor.
  • Performs maintenance tasks as scheduled by the Maintenance Supervisor.
  • Attends and participates in required training programs.
  • Delivers superior customer service and represents the company professionally.
  • Maintains safety procedures and safeguards company tools and equipment.
  • Achieves high productivity through reliable attendance and timely reporting of issues.
  • Performs any other related duties as assigned.

Requirements

  • High School Diploma, GED, Trade, Technical, or Vocational school education.
  • 1+ years of related experience in maintenance or a similar role.
  • Valid Driver's license, EPA 608 - Minimum Type II, and CPO or local city required certificate.
  • Knowledge of maintenance functions such as plumbing, HVAC, basic electric, and general carpentry skills.
  • Ability to read and understand documents such as policy manuals and safety rules.
  • Ability to compute rates, ratios, and percentages, and prepare and interpret bar graphs.
  • Ability to deal with routine problems involving several known variables.

Nice-to-haves

  • Experience in multifamily residential maintenance.
  • Familiarity with fair housing laws and regulations.
