About the position

The Maintenance Technician at Oak Tree Apartments plays a crucial role in the preservation and upkeep of the property under the direct supervision of the Maintenance Supervisor or Community Manager. This position requires adherence to OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. The Maintenance Technician is expected to maintain excellent attendance and communication skills, build lasting business relationships, and exhibit professionalism in all interactions. The role encompasses a variety of responsibilities, including performing scheduled maintenance on equipment, conducting regular inspections of apartment units and common areas, and maintaining the grounds according to established procedures. The technician will also be responsible for keeping accurate records related to preventive maintenance, work orders, and annual inspections, ensuring compliance with company procedures. In addition to routine maintenance tasks, the Maintenance Technician will participate in a standby emergency schedule for evening, weekend, and holiday coverage. The role requires the ability to troubleshoot and repair various systems, including light electrical and plumbing work, and to assist in custodial tasks within common areas. The technician must also ensure that all storage areas are secure and that adequate lighting is maintained throughout the property. The position demands a proactive approach to safety, including the use of proper safety equipment and the completion of hazard assessments before beginning any task. The Maintenance Technician will also be involved in training other employees or colleagues from different communities as needed, fostering a collaborative work environment.

Responsibilities

  • Perform scheduled maintenance on all equipment based on manufacturers' recommendations.
  • Regularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance.
  • Maintain accurate records regarding preventive maintenance, work orders, and annual inspections.
  • Participate in a standby emergency schedule for evening, weekend, and holiday coverage.
  • Provide training for employees or colleagues from other communities as needed.
  • Troubleshoot and make repairs to fan motors, thermostats, and contactors.
  • Perform light electrical repairs, light plumbing work, and carpentry tasks as required.
  • Redecorate vacant units, including painting and cleaning appliances.
  • Assist in custodial work in common areas, including sweeping and mopping.
  • Maintain and repair all amenities such as pools, spas, and fitness equipment.

Requirements

  • High School Diploma or equivalent preferred.
  • EPA Refrigeration Certification is required.
  • Knowledge of property HVAC units and troubleshooting abilities.
  • Proficiency in reading, writing, and speaking English.
  • Experience in using tools and equipment associated with multi-family apartment maintenance.
  • Ability to work under time constraints and complete tasks in a reasonable timeframe.
  • Limited computer literacy.

Nice-to-haves

  • Previous experience in property maintenance is preferred.
  • Ability to communicate effectively with co-workers, residents, and vendors.
