About the position

The Maintenance Technician is a part-time position responsible for performing general maintenance tasks and repairs at the Kiwanis Foundation building, which includes tenant spaces. This role is essential in ensuring the facility is well-maintained and operational, contributing to the overall mission of the Kiwanis Club of Ann Arbor Foundation, a not-for-profit organization dedicated to serving the needs of children and families in Washtenaw County. The Maintenance Technician will report directly to the Facilities Manager and collaborate closely with the Facilities Coordinator to address various maintenance needs and support the daily operations of the facility. In this role, the Maintenance Technician will assist the Facilities Team with routine maintenance, repairs, and improvements of building spaces, utilities, equipment, vehicles, and grounds. This includes performing janitorial and housekeeping tasks to ensure the building is clean and ready for use. The technician will also help maintain facility security systems, assist with the movement of materials within the Kiwanis Center, and support event setups and breakdowns. Additionally, the technician will be responsible for closing procedures and providing coverage during operating hours in the absence of the manager or co-worker. The position requires a friendly and courteous demeanor when interacting with volunteers, organization participants, and staff, as well as the ability to perform various physical tasks safely and effectively. The Maintenance Technician will also be expected to complete other tasks as assigned by the Facilities Manager, contributing to the overall functionality and safety of the Kiwanis Foundation building.

Responsibilities

  • Assist the Facilities Team in routine maintenance, repairs, and improvements of building spaces, utilities, equipment, vehicles, and grounds.
  • Perform routine janitorial and housekeeping tasks for day-to-day building use.
  • Assist with maintaining facility security systems.
  • Help with the movement of materials within the Kiwanis Center when needed.
  • Assist with setting up and breaking down needed materials and spaces for events.
  • Support closing procedures and opening when the facility opens to the public on Fridays and Saturdays.
  • Attend to maintenance needs of building tenants.
  • Provide coverage during operating hours in case of manager/co-worker unavailability.
  • Relate to volunteers, organization participants, and staff in a friendly, courteous manner.
  • Perform other tasks as assigned by the Facilities Manager.

Requirements

  • Basic understanding of utility systems, including plumbing, electrical, and HVAC.
  • Basic understanding of commercial/residential construction applications and materials such as interior and exterior wall systems, flooring, doors and locks, windows, concrete, ceilings, lighting, fixtures, and landscaping.
  • Comprehensive experience with hand and power tools and safe use practices.
  • Ability to comprehend design plans and translate them into constructive processes.
  • Ability to lift 50+ pounds, with an emphasis on safe form and procedure.
  • Ability to safely climb and work on ladders and scaffolding.
  • Ability to safely drive and load materials in various vehicle types as needed.
  • Ability to perform physical tasks and sustain work effort throughout the day.
  • Ability to stand and be moving on foot for the majority of the day.
  • Ability to work well with others and be attentive to the safety of self and others in a workspace.
  • Ability to independently coordinate tasks and available resources to achieve objectives.
  • Ability to work outside in all weather conditions when needed.
  • Possess good verbal, written, and internet communication skills.
  • Possess attention to detail, with an emphasis on good workmanship and full completion of a given task.
  • Ability to work weekdays and occasional Saturdays as needed.

Nice-to-haves

  • Experience in residential construction or maintenance work.
  • Familiarity with landscaping and grounds maintenance.
  • Previous experience in a non-profit organization.
