About the position

The Maintenance Technician at The Reva is a vital role responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. This position involves performing a wide range of duties, including but not limited to repairing flooring, drywall, and appliances, as well as troubleshooting and repairing plumbing, electrical, safety, and security systems such as lighting, locks, and smoke/CO2 alarms. The technician will also be responsible for HVAC systems maintenance, painting both interior and exterior surfaces, and general cleaning tasks such as sweeping, mopping, and garden upkeep. The Maintenance Technician must conduct all job duties in accordance with company policy and safety protocols, ensuring that the expectations of the client are met based on the operating capital budget and management agreement. In addition to general maintenance tasks, the technician will engage in client relations by carrying out the philosophies and wishes of the owner in daily operations. This includes adhering to the assigned maintenance program to ensure the property is in the most economical, proper, and safe condition. The technician will also follow a preventative maintenance program as outlined in the Maintenance Manual and ensure that the grounds and property aesthetics comply with FPI Curb Appeal Policies. The role requires serving as on-call maintenance, providing emergency services during evenings, weekends, and holidays as needed. The Maintenance Technician will perform maintenance inspections and repairs on vacant apartments to ensure they are in proper operating condition and appearance upon move-in. This includes coordinating painting, changing out appliances, and ensuring timely completion of all unit turnovers according to FPI guidelines. The technician is also responsible for maintaining all equipment owned by the apartment community, ensuring proper storage, and maintaining an inventory of parts within budgetary limits. The role requires a professional demeanor when communicating with residents, clients, and vendors, and adherence to community rules and regulations.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in daily operations to meet Client objectives.
  • Adhere to the assigned maintenance program for the property.
  • Follow the preventative maintenance program as outlined in the Maintenance Manual.
  • Ensure grounds and property aesthetics comply with FPI Curb Appeal Policies.
  • Assist with required periodic inspections as outlined in the Safety and Maintenance Manuals.
  • Serve as on-call maintenance providing emergency services during evenings, weekends, and holidays.
  • Perform maintenance inspections and repairs on vacant apartments.
  • Coordinate and assist in painting vacant apartments.
  • Change out appliances as necessary and ensure timely completion of unit turnovers.
  • Repair and maintain any equipment owned by the apartment community.
  • Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Secure all parts, supplies, and property equipment properly.
  • Maintain an inventory of parts to make necessary repairs within budgetary limits.
  • Wear required uniform and name badge during work hours.
  • Enforce community rules and regulations and comply with Fair Housing Laws.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required; technical school and/or CAMT certification preferred.
  • Valid Driver's License with a good driving record and current motor vehicle insurance.
  • Ability to wear a respirator and be medically fit for duty.
  • Proficient in speaking, reading, and writing in English.
  • Basic computer skills (email, internet, etc.).
  • May be required to provide and maintain own tools.

Nice-to-haves

  • Experience in hotel maintenance, facilities maintenance, or construction.
  • Technical school certification in a relevant field.
