About the position

The Maintenance Technician at Alder Walk is a vital role responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. This position involves performing a wide range of duties, including but not limited to repairing flooring, drywall, and appliances, as well as troubleshooting and repairing plumbing, electrical, safety, and security systems such as lighting, locks, and smoke/CO2 alarms. The technician will also be responsible for HVAC systems, painting both interior and exterior surfaces, and general cleaning tasks such as sweeping, mopping, and maintaining garden and yard areas. All job duties must be conducted in accordance with company policy and safety protocols, ensuring that the expectations of the client are met based on the operating capital budget and management agreement. In addition to general maintenance tasks, the Maintenance Technician will engage in client relations by embodying the philosophies and wishes of the property owner in daily operations. This includes adhering to a preventative maintenance program to ensure the property remains in a safe and aesthetically pleasing condition. The technician will also be on-call for after-hours emergency services, providing support during evenings, weekends, and holidays as needed. The role requires performing maintenance inspections and repairs on vacant apartments to ensure they are in proper operating condition and appearance for new residents. This includes coordinating painting efforts and changing out appliances as necessary. The technician will also be responsible for maintaining equipment owned by the apartment community, ensuring that all maintenance shops and storage areas are orderly and compliant with safety regulations. The position demands a professional demeanor when interacting with residents, clients, and vendors, promoting a positive image of FPI Management.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in daily operations to meet client objectives.
  • Adhere to the assigned maintenance program for the property.
  • Follow the preventative maintenance program as outlined in the Maintenance Manual.
  • Ensure grounds and property aesthetics comply with FPI Curb Appeal Policies.
  • Assist with required periodic inspections as specified by Client or Lender.
  • Serve as on-call maintenance providing emergency services during evenings, weekends, and holidays.
  • Perform maintenance inspections and repairs on vacant apartments.
  • Coordinate and assist in painting vacant apartments.
  • Change out appliances as necessary and ensure timely completion of unit turnovers.
  • Repair and maintain any equipment owned by the apartment community.
  • Maintain all maintenance shops and storage rooms in an orderly fashion.
  • Secure all parts, supplies, and property equipment properly.
  • Maintain an inventory of parts within budgetary limits for necessary repairs.
  • Wear required uniform and name badge during work hours.
  • Enforce community rules and regulations consistently and fairly.
  • Comply with all Fair Housing Laws and promote a professional image.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required; technical school and/or CAMT certification preferred.
  • Valid Driver's License with a good driving record and current motor vehicle insurance.
  • Ability to wear a respirator and be medically fit for duty.
  • Proficient in speaking, reading, and writing in English.
  • Basic computer skills including email and internet usage.
  • May be required to provide and maintain own tools.

Nice-to-haves

  • Experience in hotel maintenance, facilities maintenance, or construction.
  • Technical school certification in a relevant field.
  • CAMT certification.
