The Maintenance Technician at FPI Management, Inc. is a vital role responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. This position involves performing a wide range of duties that include repairing flooring, drywall, and appliances, as well as troubleshooting and repairing plumbing, electrical, safety, and security systems such as lighting, locks, and smoke/CO2 alarms. Additionally, the technician will be responsible for HVAC systems maintenance, painting both interior and exterior surfaces, and general cleaning tasks including sweeping, mopping, and garden upkeep. The Maintenance Technician must conduct all job duties in accordance with company policy and safety protocols, ensuring that the expectations of the client are met based on the operating capital budget and management agreement. The role requires a strong focus on client relations, ensuring that the philosophies and wishes of the owner are carried out in the daily operations of the apartment community. The technician will adhere to the assigned maintenance program to maintain the property in a safe and economical condition, following the preventative maintenance program as outlined in the Maintenance Manual. This includes ensuring that the grounds and property aesthetics comply with FPI's Curb Appeal Policies and assisting with periodic inspections as required. In addition to regular maintenance duties, the technician will serve as on-call maintenance, providing emergency services during evenings, weekends, and holidays. They will also perform maintenance inspections and repairs on vacant apartments to ensure they are in proper operating condition and appearance for new residents. This includes coordinating painting and changing out appliances as necessary, ensuring timely completion of all unit turnovers according to FPI guidelines. The Maintenance Technician will also be responsible for maintaining all equipment owned by the apartment community, ensuring proper storage and compliance with safety regulations. They must maintain an inventory of parts within budgetary limits and wear the required uniform during work hours. The role requires a professional demeanor when communicating with employees, residents, and vendors, promoting a positive image of FPI Management.
