The Maintenance Technician at FPI Management, Inc. is a vital role responsible for the upkeep and maintenance of apartment homes, buildings, and grounds at the Tides at Highland Meadows property in Dallas, TX. This position involves performing a wide range of maintenance tasks, including but not limited to repairing flooring, drywall, and appliances, troubleshooting and repairing plumbing, electrical, safety and security systems, and HVAC systems. The technician will also be responsible for painting both interior and exterior surfaces, as well as general cleaning duties such as sweeping, mopping, and maintaining garden and yard areas. The Maintenance Technician must conduct all job duties in accordance with company policy and safety protocols, ensuring that the expectations of the client are met based on the operating capital budget and management agreement. In addition to general maintenance tasks, the Maintenance Technician will engage in client relations by carrying out the philosophies and wishes of the property owner in daily operations. This includes adhering to the assigned maintenance program to ensure the property is in the most economical, proper, and safe condition. The technician will also be responsible for performing maintenance inspections and repairs on vacant apartments to ensure they are ready for new residents, coordinating painting and appliance changes as necessary. The role requires on-call availability for emergency services during evenings, weekends, and holidays, as outlined in the Employee Handbook and Maintenance Manual. The Maintenance Technician will also be responsible for maintaining all equipment owned by the apartment community, ensuring proper storage and compliance with safety regulations. This includes maintaining an inventory of parts within budgetary limits and wearing the required uniform during work hours. The technician must promote a professional image while communicating with employees, residents, prospective residents, clients, vendors, and guests, adhering to FPI Management's Dress Code Policy.
