The Maintenance Technician is responsible for assisting the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This role involves carrying out assigned duties in a safe manner and taking on additional responsibilities as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities, ensuring that the property remains in optimal condition. The Maintenance Technician must conduct all business in accordance with company policies and procedures, as well as state and federal regulations, including those related to Lead Based Paint, ADA, Fair Housing, HAZCOM Program, and OSHA. A thorough knowledge of all pertinent laws and EPA and OSHA regulations is essential. The technician must be vigilant about the condition of the property at all times and take immediate action to correct any unsafe conditions that may arise. Key responsibilities include scheduling and performing routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. The technician will inspect and maintain all tools in excellent condition and must be familiar with all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs. Daily tasks will involve diagnosing and performing minor or routine maintenance or repairs in various areas, including electrical and plumbing systems, A/C and heating systems, appliances, water irrigation systems, and more. The technician will also assist in coordinating make-ready repairs and services, report major repairs to the Maintenance Supervisor, and handle other requests from management as needed.
