The Maintenance Technician is responsible for assisting the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This role involves carrying out assigned duties in a safe manner and performing other tasks as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities, ensuring that the property is well-maintained and compliant with all relevant regulations. The Maintenance Technician will conduct all business in accordance with company policies and procedures, as well as state and federal regulations, including Lead Based Paint, ADA, Fair Housing, HAZCOM Program, and OSHA. It is essential for the technician to be knowledgeable about all pertinent laws and EPA and OSHA regulations. The technician must be aware of the condition of the property at all times and take immediate steps to correct any unsafe conditions that may arise. Key responsibilities include scheduling and performing routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. The technician will inspect and maintain all tools in excellent condition, be aware of all utility meter cut-offs, and perform work area clean-up and safety-related duties. Additionally, the technician will diagnose and perform minor or routine maintenance or repair tasks involving electrical and plumbing systems, A/C and heating systems, appliances, water irrigation systems, and various other property features. The role also involves assisting make-ready staff to meet deadlines and reporting all major repairs and requisitions to the Maintenance Supervisor prior to any expenditure of funds.
