About the position

The Maintenance Technician position at Silva Crossing involves performing a wide variety of maintenance duties, including preventative, emergency, cosmetic, and routine maintenance, as well as regular inspections. The nature of this work requires a strong emphasis on safe work practices, sustained physical effort, troubleshooting, problem-solving, attention to detail, customer service, and effective time management. The ideal candidate will be a motivated individual who can work both independently and collaboratively with other team members. Strong time management skills and the ability to follow written and verbal instructions are essential for success in this role. In this position, the Maintenance Technician will be responsible for scheduling and responding to work orders, ensuring that preventative maintenance is performed and up to date, and conducting cosmetic and routine maintenance throughout the community. The technician will also be involved in unit turnovers and preparations for new move-ins, ensuring that all tasks meet deadlines. Additionally, the role includes conducting move-in and move-out inspections, performing quarterly inspections alongside the Property Manager, and executing plumbing, electrical, mechanical, carpentry, and masonry repairs as needed. The technician will coordinate, schedule, and oversee vendor work in collaboration with the Property Manager and will be on-call for off-shift and weekend emergency maintenance coverage as scheduled.

Responsibilities

  • Schedules and responds to work orders, including following up with residents and management as needed.
  • Ensures preventative maintenance scheduling and performance is up to date.
  • Conducts cosmetic and routine maintenance throughout the community.
  • Handles unit turnovers and preparations for new move-ins, ensuring deadlines are met.
  • Conducts move-in and move-out inspections.
  • Performs quarterly inspections together with the Property Manager.
  • Executes plumbing, electrical, mechanical, carpentry, and masonry repairs and troubleshooting as needed.
  • Coordinates, schedules, and oversees vendor work as necessary with the Property Manager.
  • Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.

Requirements

  • Minimum 2 years' experience performing maintenance tasks in an apartment development or comparable position.
  • Experience in all facets of maintenance including plumbing, carpentry, electrical, HVAC, locks, and boilers.
  • Basic mathematical and computer skills with fluency in English; bilingual is a plus.
  • Very good use of time management skills.
  • Ability to function in an on-call capacity and have reliable transportation.

Nice-to-haves

  • Knowledge in REAC and other regulatory inspections is a plus.
