About the position

The Maintenance Technician will serve the Courtyard property and will report to a Property Manager. This position is critical for SDHC owned properties. The incumbent will work independently most of the time but will report issues and concerns to the assigned supervisor. The ideal candidate will possess 2+ years of experience in maintenance, preferably building maintenance, be a self-starter, exercise discretion, possess excellent communication and customer service skills, pay attention to detail, be able to manage work time and schedule efficiently, as well as possessing basic computer skills to complete reports. The role involves performing mechanical and electrical maintenance duties at Commission buildings and facilities required to ensure that all are maintained in a safe and effective working condition and provide the highest level of safety for Commission and public use. Incumbents are responsible for performing maintenance on Commission housing units, buildings, facilities, equipment, and mechanical systems, identifying and diagnosing construction-related problems as well as equipment failures and repairs. The Maintenance Technician will be responsible for a variety of tasks including maintenance on Commission buildings and facilities, making adjustments to heating and air conditioning equipment, performing minor maintenance on electrical systems, installation and repairs on plumbing lines and fixtures, and assisting in carpentry and building tasks. The technician will also be expected to maintain accurate logs and records of work performed and materials used, respond to emergency situations, and operate light-duty equipment as necessary.

Responsibilities

  • Perform maintenance on Commission buildings and facilities; remove and empty trash receptacles; repair structures; repair cabinets and counters; install and repair stairs; install and repair ceiling tiles, floor tiles, linoleum and/or carpet; repair and patch roofs, paint and/or stain as necessary.
  • Make adjustments to heating and air conditioning equipment (HVAC), including preventative maintenance; inspect, clean and replace filters; operate controls on cooling and heating units; grease and change belts.
  • Perform minor maintenance on electrical systems; repair and replace light bulbs and electrical fixtures.
  • Perform installation and repairs on plumbing lines and fixtures; clean plugged drains.
  • Perform basic troubleshooting, diagnose, maintenance, and repairs on gas and electrical household appliances, recommend their replacement, and install household appliances including ranges, refrigerators, dishwashers, and garbage disposals.
  • Assist in a variety of carpentry and building tasks for Commission facilities; may monitor contractor work.
  • Repair and install doors; make minor repairs to cabinets, counter tops, window sashes and screens.
  • Repair and install locks; make keys.
  • Plan assigned work projects; prepare estimates of time and materials needed to perform assigned repairs and maintenance; ensure adequate materials and supplies are available for proper performance of maintenance work; assist in requisitioning and maintaining inventory of equipment, tools, parts, and supplies used in the maintenance and repair duties.
  • Perform pest control duties; spray and set off foggers; place glue and mouse traps.
  • Read and interpret technical manuals, sketches, diagrams, and blueprints to facilitate installation, servicing, repair, and replacement services and activities.
  • Inspect structures; recommend special work required or necessary facility maintenance.
  • Respond to emergency situations as necessary.
  • Operate light-duty equipment; inspect and service equipment to maintain proper operating and safety requirements.
  • Operate small trucks and perform utility duties such as loading, hauling and unloading of furniture, materials and supplies.
  • Maintain accurate manual and computerized logs and records of work performed and materials and equipment used; prepare reports (e.g., requisitions, accident reports, etc.) as required.

Requirements

  • Equivalent to the completion of the twelfth (12th) grade and two (2) years of experience in a semi-skilled maintenance, building, and/or construction trade.
  • Possession of, or ability to obtain, a valid California Driver's License by time of appointment.

Nice-to-haves

  • Knowledge of principles, practices, methods, equipment, materials, and tools used in maintenance and repair of Commission buildings and facilities.
  • Knowledge of principles, theories, and standard practices of several maintenance trades as they apply to maintenance and repair of structures, machinery, and equipment.
