About the position

We are looking for a Maintenance Technician for our Retreat of Shawnee location. This community has 342 units and is located in Shawnee, KS. As the Maintenance Technician, you are responsible for aiding all general maintenance of the apartment community. This includes routine and preventive maintenance, turnover maintenance, and other duties to maintain the property. The role requires a proactive approach to ensure that the community is well-maintained and that all maintenance issues are addressed promptly and efficiently. You will be expected to complete work orders and other community maintenance tasks, striving to maintain the community's appearance at or above quality standards at all times. This includes picking up trash, cleaning buildings and amenities on an ongoing basis, and looking for needed maintenance and liability hazards to report to the Manager. In addition to routine maintenance, you will prepare vacant apartments for move-in, review the make-ready board, and follow through on directions from the manager to determine actions to be taken on vacant apartments. You will also be responsible for making all necessary repairs and replacements to ensure that apartments are ready for occupancy. The position requires flexibility, as you will be required to work odd schedules and be on call, with additional pay for on-call duties. The Maintenance Technician will play a crucial role in ensuring the safety and satisfaction of residents by adhering to all safety policies and procedures and maintaining a high standard of service.

Responsibilities

  • Complete work orders and other community maintenance tasks.
  • Strive to maintain the community appearance at or above quality standards, including picking up trash and cleaning buildings and amenities.
  • Identify needed maintenance and liability hazards and report them to the Manager.
  • Prepare vacant apartments for move-in.
  • Review the make-ready board and follow through on directions from the manager regarding vacant apartments.
  • Make all necessary repairs and replacements to ensure apartments are ready for occupancy.
  • Work odd schedules and be on call as required, with additional pay for on-call duties.
  • Adhere to all safety policies and procedures.

Requirements

  • 2+ years of general maintenance experience, preferably in multifamily housing.
  • EPA universal license for HVAC required or ability to obtain within 30 days.
  • CPO license preferred.
  • Knowledge of Fair Housing regulations.
  • HVAC Certification preferred, with the ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, and all major appliances including washers and dryers.
  • High school diploma or equivalent strongly preferred; college-level/trade school preferred.
  • Basic computer proficiency preferred.
  • Bilingual is a plus.

Nice-to-haves
