About the position

The Maintenance Technician at Sherman Associates plays a crucial role in ensuring the upkeep and maintenance of the Ursa Apartments property in Fridley, MN. This position involves performing a variety of maintenance tasks, responding to tenant requests, and ensuring that the property is clean and well-maintained. The technician will work Monday to Friday with an on-call rotation, contributing to a positive living environment for residents.

Responsibilities

  • Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping.
  • Responds to open work orders and resolves resident/tenant requests within 24 hours.
  • Prepares and turns vacated apartment units within a 24-hour period, ensuring they are painted, cleaned, and repaired in a timely manner.
  • Assists in scheduling and completing preventive maintenance for buildings and building equipment.
  • Completes hands-on work of all building repairs, preventative maintenance, and general upkeep of the facility.
  • Walks property daily to ensure resident/tenant property rules are being followed and that the property is clean and orderly.
  • Works on the last and first day of each month until responsibilities are completed, with some overtime required.
  • Diagnoses problems, replaces or repairs parts, tests, and makes adjustments.
  • Uses a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
  • Maintains sufficient maintenance supply stock and assists in contracting outside vendors for special projects.
  • Maintains exterior grounds and interior common areas in quality, presentable condition.

Requirements

  • High school diploma or GED and completion of a craft apprenticeship, or equivalent years of education and production maintenance experience.
  • 1-4 years of experience in maintenance or related carpentry/construction, ideally in residential or commercial real estate.
  • Special boilers license or willingness to obtain one, if applicable.
  • Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
  • Must provide own hand tools.
  • Excellent verbal, written, and presentation skills; ability to communicate effectively with community tenants, vendors, and across corporate divisions.

Nice-to-haves

  • Experience in residential construction or real estate maintenance.
  • Knowledge of HVAC systems and repairs.
  • Ability to work independently and manage time effectively.
