About the position

The Assistant Maintenance Technician plays a crucial role in ensuring the upkeep and functionality of residential properties managed by CAF Management. This position is responsible for performing general maintenance tasks, which include inspecting and repairing various systems and appliances within the properties. The technician will work closely with the Property Manager and Maintenance Supervisor to address maintenance requests and ensure that all units are in optimal condition for residents. The role requires a proactive approach to maintenance, with an emphasis on customer service and effective communication with residents, vendors, and team members. In addition to routine maintenance tasks, the Assistant Maintenance Technician will be involved in the 'Make Ready' process, which includes preparing vacant apartments for new residents. This involves checking appliances, inspecting for damages, changing locks, and completing a Make Ready Checklist. The technician must also be prepared to respond to emergency situations, such as hazardous weather conditions or urgent repair needs, often requiring on-call availability during weekends and after hours. The position demands a strong ability to work in a fast-paced environment while managing stress effectively. The technician will be expected to complete work orders promptly and efficiently, ensuring that all tasks are documented and reported to the Lead Maintenance at the end of each day. Safety is a priority, and the technician must adhere to all safety policies and procedures while becoming familiar with the operation of maintenance equipment.

Responsibilities

  • Check appliances to ensure they are in working order.
  • Inspect vacant apartments for damage to walls, doors, blinds, light and plumbing fixtures.
  • Change locks as required and provide management office with keys.
  • Determine amount of painting needed and complete Make Ready Checklist.
  • Complete work orders in a prompt and efficient manner and submit to Lead Maintenance at the end of each day.
  • Inspect grounds as directed and assist with hazardous weather problems, fires, floods, freezes, etc.
  • Report all property and liability incidents at the property as soon as possible.
  • Familiarize with and apply safety policies and procedures for the property.
  • Become familiar with equipment operation in a safe manner.

Requirements

  • General maintenance experience is preferred.
  • High school graduate or GED is preferred.
  • Basic experience with computers (Word and Excel), Internet and email, and other relevant applications is preferred.
  • Ability to accurately perform basic mathematical functions.
  • Ability to interact well with co-workers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner.
  • Strong customer service skills.
  • Good organizational skills.
  • Ability to work in a fast-paced environment and deal with moderate levels of stress.
  • Ability to work on-call 24/7 as scheduled; work weekends and after hours as necessary due to emergency or business need.
