About the position

The Maintenance Technician is responsible for performing technical and mechanical work to ensure that the property, including buildings, grounds, and amenities, meets the company's standards for cleanliness, safety, and functionality. This role involves completing maintenance tasks, responding to resident requests, and ensuring that all work is performed in accordance with established policies and safety standards.

Responsibilities

• Completes assigned work orders generated from resident requests for service.
• Performs routine upkeep on the property by diagnosing and repairing defects or problems.
• Completes the 'make-ready' process for vacant apartment homes, including inspections and scheduling vendors.
• Tracks inventory and obtains materials from the maintenance shop, notifying the supervisor of re-ordering needs.
• Documents service requests accurately and in a timely manner.
• Maintains grounds and common areas by cleaning, pressure-washing, and painting as needed.
• Supports cost-cutting measures by repairing rather than replacing parts when possible.
• Complies with safety and risk-management policies by attending safety meetings and reporting incidents.
• Demonstrates customer service skills by treating residents with respect and responding to complaints.
• Conducts routine property inspections to identify safety concerns and communicate needs to management.

Requirements

• Experience in technical and mechanical maintenance work.
• Ability to read, write, and communicate effectively.
• Proficiency in customer service and interpersonal communication skills.
• Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs.
• Ability to operate basic office machines and perform mathematical calculations.
