About the position

The Maintenance Technician at The Michaels Organization is responsible for performing various maintenance duties for residential units, ensuring that properties are well-maintained and ready for occupancy. This role involves basic plumbing, electrical repairs, carpentry, and custodial work, all while providing exceptional service to residents and maintaining safety standards.

Responsibilities

  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Conduct light plumbing work, including clearing stoppages and replacing fittings.
  • Carry out carpentry tasks such as fitting doors, freeing windows, and building shelves.
  • Replace broken glass, tile, carpet, screens, and appliances as needed.
  • Assist in custodial and grounds work, including cleaning common areas and maintaining cleanliness.
  • Respond to work orders and resident requests in a timely manner.
  • Assist in apartment move-in and move-out inspections and scheduling annual inspections.
  • Maintain accurate records of preventive maintenance and work orders.
  • Report maintenance or resident-related concerns to the manager promptly.
  • Inspect units and common areas periodically, performing repairs as needed.
  • Attend training seminars and adhere to OSHA standards and safety policies.
  • Ensure effective communication with residents and property management regarding maintenance services.

Requirements

  • Minimum of 1 year maintenance work experience or related field experience.
  • High School Diploma with training or experience in carpentry, plumbing, electrical work, and painting.
  • Valid Driver's License and acceptable driving record may be required.
  • Ability to read, speak, and comprehend work instructions in English.

Nice-to-haves

  • Trade School or Military training is a plus.
  • Specific certifications required by the property.
