About the position

The Maintenance Technician at The Michaels Organization plays a crucial role in ensuring that residential units are well-maintained and ready for occupancy. This position involves performing a variety of maintenance duties, including basic plumbing, electrical work, painting, appliance repairs, and cleaning units and grounds for inspections. The technician is expected to provide exceptional service while assessing and repairing the property, ensuring that all tasks are completed in a timely and professional manner. In this role, the technician will be responsible for performing basic electrical repairs on appliances, fixtures, switches, outlets, and circuits, as well as light plumbing work such as clearing stoppages and replacing fittings. Carpentry work is also a key responsibility, which includes fitting doors, freeing windows, building shelves, and refinishing floors. The technician will replace broken glass, tile, carpet, screens, and various fixtures and appliances as needed. Additionally, the Maintenance Technician will assist in custodial and grounds work, ensuring that common areas are clean and well-maintained. Responding to work orders and resident requests promptly is essential, as is assisting in apartment move-in and move-out inspections. The technician will also keep accurate records regarding preventive maintenance, work orders, and inventories, and will report any maintenance or resident-related concerns to the manager. The role requires periodic inspections of all units and common areas, performing repairs and janitorial assistance as needed. The technician must be knowledgeable about water and gas meter cut-offs and maintain safety standards in accordance with OSHA regulations. Participation in training seminars is expected to ensure ongoing professional development and adherence to safety policies.

Responsibilities

  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Conduct light plumbing work, including clearing stoppages and replacing fittings.
  • Carry out carpentry work such as fitting doors, freeing windows, and building shelves.
  • Replace broken glass, tile, carpet, screens, and various fixtures and appliances.
  • Assist in custodial and grounds work, including cleaning common areas.
  • Respond to work orders and resident requests in a timely manner.
  • Assist in apartment move-in and move-out inspections.
  • Complete the make-ready process of vacant apartments as directed by the manager.
  • Maintain accurate records regarding preventive maintenance and work orders.
  • Report maintenance or resident-related concerns to the manager.
  • Periodically inspect all units and common areas, performing repairs as needed.
  • Ensure effective interactions with residents and property management team.
  • Track stock control and utilization of maintenance materials.

Requirements

  • Minimum of 1 year maintenance work experience or experience in a related field.
  • High School Diploma and training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
  • Valid Driver's License and acceptable driving record may be required.
  • Willingness to work in areas beyond strictly repair maintenance, including janitorial and gardening tasks.
  • Ability to read, speak, and comprehend work instructions and safety notices in English.
