About the position

The Maintenance Technician is responsible for maintaining the physical integrity of an apartment community in Wheaton, IL. This role ensures a safe and secure living environment for residents, visitors, and staff by performing general repairs, emergency maintenance, and upkeep of the property. The technician will address service requests, maintain accurate records, and ensure timely completion of repairs and services.

Responsibilities

  • Address resident service and maintenance requests in a timely manner.
  • Communicate with residents on any pending items or the status of service requests to ensure satisfaction.
  • Keep the physical property throughout the community and immediately correct unsafe conditions.
  • Maintain accurate records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, work in progress, etc.
  • Ensure all make-ready repairs and services are completed on schedule.
  • Rake, sweep, shovel, and salt property grounds as circumstances warrant.
  • Change locks and keys.
  • Perform general repairs to apartments and common areas, including vacant apartment preparation, trash removal, emergency repairs, cleaning, landscaping, and ordering maintenance equipment.

Requirements

  • 1+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
  • Ability to interact professionally and efficiently with prospects, residents, staff, and management.
  • Hands-on experience within basic plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
  • HVAC certification is required; CPO certification preferred.
  • CFC/EPA approved certification (or willingness to obtain within 45 days of hire) is required.
  • Certified Apartment Maintenance Technician (CAMT) preferred, with willingness to obtain if requested by management.
  • Physical ability to lift up to 50 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend.

Nice-to-haves

  • Proficient knowledge of Microsoft Office Suite including Word, Excel, and Outlook.
  • Driver's License (Preferred)
