About the position

The Maintenance Technician at Farris Properties is responsible for performing general maintenance and repairs to ensure that apartment units and property facilities are in good working order. This role involves diagnosing and troubleshooting HVAC units, electrical appliances, plumbing, and carpentry tasks, while also following a preventative maintenance schedule and interacting with residents to ensure satisfaction with repairs.

Responsibilities

• Diagnose, troubleshoot, and repair HVAC units, electrical appliances, plumbing, and carpentry tasks.
• Follow a planned preventative maintenance schedule and follow up with residents after repairs are complete.
• Receive service maintenance requests, prioritize work orders, and handle them efficiently.
• Perform preventative maintenance on HVAC units, including replacing filters and cleaning coils.
• Repair and replace kitchen appliances such as refrigerators, stoves, washers, and dryers.
• Perform minor to moderate plumbing repairs, replacements, and installations.
• Conduct minor electrical repairs and replace light fixtures.
• Repair locks and perform miscellaneous maintenance tasks.
• Prepare vacant units for rental and assist with renovation projects.
• Perform swimming pool maintenance and other facility or landscape projects as needed.

Requirements

• HVAC experience required.
• EPA Type II or III or Universal license is strongly recommended.
• Valid Driver's License is required.
• Thorough knowledge of heating and air conditioning unit repair and maintenance.
• General knowledge of the repair and maintenance of household appliances, lighting fixtures, and plumbing.
• Ability to operate common and specialized tools for repairs and maintenance.
• Skill to visually inspect units and grounds effectively.
• Strong verbal and written communication skills.
• Ability to organize, prioritize, and meet deadlines.
• Customer service and problem-solving skills.
