The Maintenance Technician plays a crucial role in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will assist the Maintenance Manager in carrying out assigned duties safely and effectively, while also being prepared to perform additional tasks as requested by the Maintenance Manager and Community Manager. The role requires a proactive approach to identifying and addressing maintenance issues, ensuring that all work is completed to a high standard and in compliance with relevant regulations. In this position, the Maintenance Technician must be knowledgeable about pertinent laws and regulations, including EPA and OSHA guidelines, particularly regarding the management of hazardous materials. The technician will be responsible for monitoring the condition of the property, taking immediate action to rectify unsafe conditions, and ensuring that all utility cut-offs and sewer clean-outs are accessible and functional. The role includes performing a range of repairs, from HVAC systems to basic electrical and plumbing work, as well as carpentry and painting tasks. The technician will also be involved in flooring maintenance and custodial duties, ensuring that common areas are clean and well-maintained. The Maintenance Technician is expected to respond promptly to work orders and resident concerns, maintaining accurate records of preventive maintenance and repairs. Regular inspections of units and common areas will be part of the job, along with reporting any maintenance or resident-related issues to the management team. Participation in training seminars and adherence to safety standards are also essential components of this role.
