About the position

The Lead Maintenance Technician is responsible for maintaining the physical integrity of rental properties, ensuring a clean and well-maintained living environment for residents, visitors, and staff. This role involves diagnosing and performing maintenance and repairs on various building systems, organizing routine maintenance, and preparing properties for new occupants. The technician will also implement preventative maintenance schedules and maintain the grounds of the properties.

Responsibilities

  • Maintain the physical integrity of rental properties at all times.
  • Diagnose and perform maintenance and repairs on building systems including electrical, plumbing, heating, and cooling.
  • Organize and perform minor and routine maintenance regularly.
  • Schedule and complete all work orders in a timely manner.
  • Paint interior and exterior of buildings including units and common areas.
  • Change locks, make keys, and maintain entry systems.
  • Inspect and maintain all tools in excellent condition.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Perform make-ready tasks for vacated apartments including cleaning and repairs.
  • Prepare and implement a preventative maintenance schedule for all properties.
  • Conduct regular inspections of buildings and grounds and document hazardous conditions.
  • Physically walk each property weekly to maintain grounds and remove debris.
  • Maintain accurate records regarding maintenance and service requests.
  • Assist management staff during unit inspections and accompany subcontractors on major projects.

Requirements

  • At least 2 years of experience in property maintenance or equivalent field required.
  • Knowledgeable and skilled in the safe use and care of maintenance tools.
  • Demonstrated ability to maintain housing and perform day-to-day tasks including repairs and painting.
  • Good verbal, written, and customer service communication skills are essential.
  • Physically able to perform routine maintenance and repairs, including lifting and carrying heavy loads.

Nice-to-haves

  • Previous experience with government-assisted housing programs (REAC, IHDA) preferred.
  • Computer proficiency (MS-Word, Excel, and Outlook) is a plus.
