About the position

The Maintenance Technician at Sabet Management is responsible for ensuring the functionality and aesthetic appeal of the community by performing various maintenance tasks. This role is crucial in enhancing resident satisfaction through timely repairs and excellent service. The technician will handle a range of responsibilities, from troubleshooting HVAC and plumbing issues to performing minor repairs and maintaining accurate maintenance logs.

Responsibilities

  • Troubleshoot issues as they arise, repairing HVAC, plumbing, electrical systems, and appliances.
  • Address minor flooring, carpentry, painting, and drywall repairs to maintain property aesthetics.
  • Prepare apartment homes for new residents by completing make-ready tasks.
  • Respond promptly to resident maintenance requests and ensure timely resolutions.
  • Maintain accurate maintenance logs in accordance with Seminole County codes and community policies.
  • Handle emergency maintenance issues, including on-call duties as needed.
  • Ensure grounds and common areas are clean, secure, and visually appealing.
  • Provide excellent service when addressing resident concerns and update them on repair progress while adhering to fair housing standards.
  • Facilitate vendor access and assist them on-site when required.
  • Follow OSHA regulations and property safety protocols to maintain a hazard-free environment.
  • Track tools, supplies, and equipment to ensure proper inventory levels.
  • Keep accurate records of maintenance activities and completed repairs.
  • Perform routine inspections and preventive maintenance on equipment and systems to prevent issues.

Requirements

  • Proven experience in apartment or property maintenance.
  • Expertise in HVAC, plumbing, electrical, carpentry, and general repairs.
  • EPA/HVAC Certification (preferred).
  • Strong troubleshooting and problem-solving skills with a keen attention to detail and a solution-oriented mindset.
  • Physical ability to lift heavy items and work in various environmental conditions.
  • Excellent communication and customer service skills.
  • Ability to read and interpret schematics for various equipment types.
  • Effective collaboration and communication with team members across departments.

Nice-to-haves

  • 2 years of maintenance experience (preferred).
  • Driver's License (preferred).
  • EPA Certification (preferred).
