About the position

The Maintenance Technician at The Michaels Organization plays a crucial role in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This position involves a variety of tasks that require technical skills in areas such as HVAC, carpentry, plumbing, and electrical work. The Maintenance Technician will assist the Maintenance Manager in carrying out assigned duties safely and effectively, while also providing exceptional customer service when assessing and repairing the property. The role requires a proactive approach to identifying and correcting unsafe conditions throughout the property, as well as performing routine maintenance and repairs on various systems and structures. In addition to technical skills, the Maintenance Technician must be knowledgeable about pertinent laws and regulations, including those set forth by the EPA and OSHA, particularly regarding the management of hazardous materials. The technician will be responsible for performing basic and advanced HVAC repairs, basic electrical repairs, light plumbing work, and carpentry tasks. This includes everything from troubleshooting and repairing heating and cooling systems to performing minor drywall repairs and painting. The technician will also assist in custodial and grounds work, ensuring that common areas are clean and well-maintained. The Maintenance Technician is expected to respond to work orders and resident concerns in a timely and professional manner, maintain accurate records of preventive maintenance and work orders, and report any maintenance or resident-related concerns to the manager or supervisor. The role requires participation in training seminars and adherence to safety standards at all times. Overall, the Maintenance Technician is a vital part of the team, contributing to the overall satisfaction and safety of the community.

Responsibilities

  • Assist the Maintenance Manager in maintaining the physical integrity of the community.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Perform basic and advanced HVAC repairs to residential heating and cooling systems.
  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Conduct light plumbing work, such as clearing stoppages and replacing fittings.
  • Carry out carpentry work, including fitting doors, freeing windows, and refinishing floors.
  • Perform painting tasks, including taping, texturing, and making minor drywall repairs.
  • Ensure proper care of flooring, including stripping, waxing, and cleaning.
  • Replace broken glass, tile, screens, fixtures, and appliances.
  • Assist in custodial and grounds work in common areas.
  • Respond to work orders and resident concerns in a timely manner.
  • Assist make-ready staff as required to meet deadlines.
  • Complete accurate records regarding preventive maintenance and work orders.
  • Report maintenance or resident-related concerns to the manager in a timely manner.
  • Periodically inspect all units, buildings, and common areas for repairs and janitorial assistance.
  • Attend and participate in training seminars as requested.
  • Ensure effective interactions with residents, contractors, and property management team.
  • Maintain knowledge of inventory levels of spare parts and supplies.

Requirements

  • High School Diploma or GED required.
  • Valid Driver's License and acceptable driving record required.
  • HVAC certification preferred.
  • One year of experience or training in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning preferred.
  • Proven knowledge and application of codes, laws, and regulations required.
  • Ability to pass background investigation and drug test screening required.
  • Must successfully complete all required courses, classes, and training provided.
