Responsibilities

• Respond to and coordinate work orders
• Perform plumbing tasks such as replacing faucets and snaking drains
• Conduct carpentry work including hanging windows and doors, and repairing locks
• Paint and patch walls, maintaining records of preventive maintenance
• Order supplies and manage inventory control
• Conduct property visits to ensure a positive work environment
• Inspect units during pest control visits and note conditions
• Respond to building emergencies on an after-hours on-call schedule
• Track parts and materials used in repairs and manage inventory
• Develop and implement a preventative maintenance program
• Communicate complex issues with peers and supervisors
• Identify problems and recommend solutions
• Maintain a high level of productivity

Requirements

• 3-5 years of experience in apartment maintenance
• High school diploma or GED
• Valid Driver's License and auto insurance
• Must be HVAC certified
• At least 1 year of appliance repair experience
• Experience with over 100 units of residential apartments
• Knowledgeable in all aspects of building systems
• Strong problem-solving skills
• Excellent written and oral communication skills

Nice-to-haves

• Experience with automotive diagnostics
• Ability to perform manual labor requiring basic cleaning techniques
• Experience with tools and materials relevant to maintenance tasks
