About the position

The Maintenance Technician will be responsible for maintaining a portfolio of mixed-use buildings throughout San Diego County. This role involves responding to tenant repair requests, performing various maintenance tasks, and ensuring the upkeep of building exteriors and common areas. The technician may also be required to handle after-hours emergency calls, making it essential to be a quick learner and self-starter while maintaining professionalism at all times.

Responsibilities

  • Respond to tenant service requests by assessing scope of work, gathering materials, completing the work, and documenting its completion in a timely manner.
  • Perform plumbing repairs, including fixing or replacing faucets, toilets, waste lines, p-traps, and other fixtures.
  • Clear drain blockages in kitchens, bathrooms, bathtubs, and showers.
  • Conduct electrical repairs, including fixing or replacing light switches, receptacles, GFIs, light fixtures, ceiling and exhaust fans, and other electrical fixtures.
  • Carry out cabinet carpentry repairs, including replacing door hinges and knobs, replacing drawer guides, and replacing damaged plywood.
  • Repair or replace window vertical blind tracks and blind vanes.
  • Repair or replace door locks, mailbox locks, and make key copies.
  • Troubleshoot appliances and make minor repairs (i.e., stove, dishwasher, refrigerator).
  • Anticipate future turnover needs based on expected vacancies and prepare for jobs by inspecting units and gathering materials.
  • Repair cabinets, including replacing cabinet bottoms, drawer guides, hinges, knobs, and installing sinks.
  • Replace plumbing fixtures, including angle stops, p-traps, faucets, flappers, fill valves, diverters, cartridges, and garbage disposals.
  • Repair or replace light fixtures, ceiling fans, exhaust fans, light switches, receptacles, and other electrical components.
  • Repair or replace doors, locks, and hardware, and make key copies.
  • Install baseboards and perform various carpentry work.
  • Repair hallway entry doors and gates, including locks, closers, and hinges.
  • Repair or replace exterior light fixtures and replace bulbs.
  • Maintain awareness of property condition and report any maintenance, safety hazards, and liability issues.
  • Maintain awareness of all utility meter shut-offs, unit shut-offs, and sewer cleanouts.
  • Occasionally clean the common area as needed, including trash removal, sweeping, and mopping.
  • Manage maintenance supplies, tools, purchasing, and storage at properties.
  • Maintain all work areas in a clean and safe manner.
  • Maintain and update service requests in property management software until jobs are completed.
  • Occasionally be on-call for after-hours emergencies.

Requirements

  • Experience in carpentry, plumbing, electrical, painting, and appliance repair.
  • Residential/hotel/commercial maintenance experience preferred.
  • Computer and office skills (MS Office, email, scanning, copying, etc.).
  • Available for occasional after-hour maintenance emergencies.
  • Reliable transportation with a current driver's license.
  • Strong work ethic and positive attitude.
  • Ability to work independently and efficiently with little supervision.
  • Excellent time and project management skills with the ability to prioritize tasks.
  • Good customer service, listening, and problem-solving skills.
  • Ability to handle high-stress situations effectively, be flexible, and a team player.
  • Authorized to work in the United States for any employer.
