About the position

The Cypress Club of Hilton Head is seeking a dedicated Maintenance Technician to join our team. This position plays a crucial role in ensuring the overall upkeep of residential apartments and public areas within our community. As a Maintenance Technician, you will be responsible for performing a variety of maintenance and repair tasks that require a solid understanding of general maintenance techniques, tools, and equipment. Your work will directly contribute to the comfort and safety of our residents, making it essential to approach each task with care and attention to detail. In this role, you will handle routine and emergency repairs, which may include correcting electrical malfunctions, repairing plumbing fixtures, replacing light bulbs, and fixing doors and locks. You will also assist in responding to HVAC equipment malfunctions, performing resets, and executing simple repairs as needed. Timeliness and accuracy in completing work orders are vital, as you will be expected to provide detailed information regarding the tasks performed and any equipment involved. Collaboration with other maintenance personnel may also be required to complete various projects or repairs efficiently. The Maintenance Technician will be expected to maintain proper levels of materials and supplies to ensure that all necessary tasks can be completed without delay. Flexibility is key, as you may be required to work scheduled and on-call overtime. Attendance and punctuality are critical components of this role, and you will be expected to report any unsafe conditions to your supervisor immediately. Participation in drills and in-service education is also part of the job, along with responding to facility emergencies as needed. Responsibilities

  • Perform routine and emergency repairs in residential apartments and public areas.
  • Correct electrical malfunctions and repair plumbing fixtures, pipes, and fittings.
  • Replace light bulbs and fixtures, and repair doors and locks.
  • Assist in providing initial response for malfunctioning residential HVAC equipment.
  • Respond to emergency calls for system and equipment failure.
  • Complete all work orders in a timely manner with detailed information regarding tasks performed.
  • Assist other maintenance personnel in completing various projects or repairs.
  • Maintain proper levels of materials and supplies for timely task completion.
  • Work scheduled and on-call overtime as necessary.
  • Report any unsafe conditions to the supervisor immediately.
  • Participate in all drills and in-service education as assigned.
  • Respond to facility emergencies as needed.

Requirements

  • 1-2 years of maintenance experience in a residential apartment complex or commercial building construction or maintenance.
  • High School Diploma or GED preferred.
  • Valid Driver's License with an acceptable driving record.
  • Working knowledge of residential building maintenance including plumbing, electrical, flooring, and appliances.
  • Knowledge of HVAC systems and their maintenance.
  • Ability to read, write, and speak the English language fluently.
  • Ability to present information and respond to questions from managers and members.
  • Ability to apply common sense understanding to carry out instructions in written, oral, or diagram form.
  • Ability to work independently and cooperatively as part of a team.
  • Knowledge of different types of paints, sealers, and primers and their uses.
  • Ability to operate painting equipment such as power washers and scrapers.
