About the position

The Maintenance Technician is responsible for responding promptly to resident service calls and completing maintenance tasks necessary to prepare vacant units for new residents efficiently. This role involves a variety of maintenance and repair duties across the property, ensuring safety and functionality in all areas.

Responsibilities

  • Respond promptly to resident service calls.
  • Complete maintenance items required to prepare vacant units for new residents.
  • Perform minor and routine maintenance and repair on a daily basis, including electrical and plumbing work.
  • Maintain A/C and heating systems, with proper certification as required.
  • Repair appliances when applicable.
  • Manage water irrigation systems.
  • Maintain stairs, gates, fences, patios, railings, and flooring.
  • Inspect and repair roofing, gutters, and fasteners.
  • Fix interior/exterior lights, fireplaces, and ceiling fans.
  • Handle gas fixtures and appliances when applicable.
  • Repair shutters, doors, cabinets, windows, and sliding glass doors.
  • Manage door locks, mailboxes, and security systems.
  • Address ceiling leaks and maintain walls.
  • Oversee pool area maintenance, including tile and furniture.
  • Assist in keeping grounds neat and free of litter.
  • Inspect vacated apartments and complete make-ready checklist.
  • Report all repairs and requisitions to the Maintenance Manager or Property Manager.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Perform routine preventive maintenance on all appropriate equipment.
  • Conduct work area clean-up and safety-related duties.

Requirements

  • Ability to work well as part of a team.
  • Knowledgeable and skilled in the safe use and maintenance of basic tools.
  • Certification preferred and eventually required.
