About the position

The Maintenance Technician position involves performing semi-skilled tasks to assist higher-level maintenance employees with various housing-related repairs. The role requires a good understanding of plumbing, electricity, heating, carpentry, and other repair tasks, with specific methods prescribed by a supervisor.

Responsibilities

  • Replacing shades, window screens, glass, door locks, and adjusting doors and door stops.
  • Repairing and replacing kitchen cabinet hardware, handrails, clothesline wire, curtain rods, and floor tile.
  • Unstopping toilets, lavatories, sinks, and bathtubs, as well as repairing water leaks and replacing faucet parts.
  • Replacing or repairing towel racks and other bathroom fixtures.
  • Lighting furnaces, water heaters, and ranges, including adjusting pilot burners and troubleshooting related issues.
  • Performing touch-up painting and cleaning of units.
  • Conducting required grounds maintenance as necessary.
  • Securing all materials and supplies required to complete assigned work orders according to policy and procedure.
  • Completing paperwork and reports to close out work orders and document summaries of work.
  • Participating in on-call rotation as required.
  • Performing other duties as assigned.

Requirements

  • High school diploma or GED.
  • 2 years of vocational training in maintenance or maintenance-related trade fields.
  • Sound knowledge of methods, tools, and materials used in housing maintenance.
  • Good knowledge of occupational hazards and safety precautions.
  • Ability to follow oral and written instructions.
  • Ability to accurately estimate time and materials required for tasks.
  • Ability to operate common types of machine shop and woodworking equipment.
  • Valid NC driver's license.
