About the position

The Maintenance Technician at All Texas Investments, LLC is a vital role responsible for ensuring the smooth operation and maintenance of facility equipment and property structures. This position requires a hands-on approach to general maintenance and repairs, with a focus on preparing vacant apartments for new residents and addressing maintenance requests efficiently. The ideal candidate will be customer-focused and a team player, taking pride in their work and contributing to the overall appearance and functionality of the community. In this role, the Maintenance Technician will engage in various tasks, including grounds keeping, housekeeping, and pool maintenance, all while providing exceptional customer service. The technician will play a key role in community retention efforts by maintaining a clean and welcoming environment. Responsibilities will include preparing apartments for move-in, performing touch-up painting, and addressing basic electrical needs such as installing GFI plugs and changing light bulbs. The technician will also be responsible for responding to service requests promptly and coordinating with the maintenance supervisor to prioritize daily tasks. The Maintenance Technician will be expected to identify safety issues and maintenance needs within the community, performing preventative maintenance on equipment and ensuring the overall upkeep of the property. This position requires the technician to have their own tools and reliable transportation, as they will be on call every other weekend. The role may also involve HVAC repairs, minor electrical and plumbing repairs, and other reasonable duties as assigned by the Maintenance Supervisor or Property Manager. Pay for this position is competitive and based on experience, with a full-time schedule of 8-hour shifts.

Responsibilities

  • Prepare vacant apartments for move-in, including removing trash and completing any necessary repairs or replacements
  • Touch-up paint in apartments and around community areas as needed
  • Perform basic electrical tasks such as installing GFI plugs, changing plug covers, and repairing ceiling fans
  • Repair and/or replace apartment hardware including locks, door knobs, cabinet drawers, and blinds
  • Respond to and complete service requests in a timely manner
  • Coordinate with the maintenance supervisor and team to prioritize tasks throughout the day
  • Provide excellent customer service when interacting with residents, guests, and vendors
  • Identify and report safety issues or hazardous conditions to the maintenance supervisor
  • Perform preventative maintenance on equipment within the community
  • Ensure upkeep of community appearance by replacing lightbulbs, removing trash and litter, and performing repairs
  • Assist with grounds keeping, pool maintenance, housekeeping, and apartment inspections as needed
