About the position

The Maintenance Technician is responsible for performing repairs, troubleshooting, and preventative maintenance of all apartment equipment, including appliances, electrical systems, and plumbing. This role ensures the quality and integrity of building systems and appearances, while also being available for emergency maintenance calls. The technician will work at a property in North Carolina and is expected to maintain a high level of resident satisfaction through effective maintenance practices.

Responsibilities

  • Perform repairs, troubleshoot systems, and complete preventative maintenance.
  • Adhere to standardized diagnostic approaches for preventative maintenance and system troubleshooting.
  • Possess the knowledge and tools to perform on-site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and other special equipment.
  • Be available for emergency maintenance calls 24 hours a day when scheduled.
  • Assist in training Groundskeepers and entry-level Maintenance Technicians.
  • Troubleshoot all property systems and perform or oversee repairs.
  • Conduct maintenance-related inspections, including building and alarm systems inspections.
  • Assist in preparing property for inspections by regulatory agencies.
  • Perform Preventive Maintenance, including winterizing facilities and maintaining HVAC systems and swimming pool equipment.
  • Inspect vacant units and ensure turnovers are completed.
  • Paint turnovers as needed.
  • Inspect subcontracted service providers and document work and product quality.
  • Walk the grounds and common interior areas daily, removing litter and debris.
  • Remove snow and ice from sidewalks, walkways, steps, and driveways.
  • Attend and complete all required training.
  • Complete repairs as directed.
  • Perform administrative duties including recording maintenance requests and maintaining inventory of parts.
  • Move heavy equipment safely using proper equipment.
  • Ensure property maintenance in accordance with Affordable Housing programs.

Requirements

  • Two (2) years maintenance experience required or equivalent combination of education and work experience.
  • College degree preferred.
  • HVAC and/or EPA certification preferred.
  • Previous multifamily experience preferred.
  • Certified Pool Operator (CPO) certification preferred.

Nice-to-haves

  • Experience in LIHTC (Low-Income Housing Tax Credit) properties.
