About the position

The Maintenance Technician is responsible for performing general maintenance and repairs to ensure that apartment units and property facilities are in good working order. This role involves handling service requests, performing preventative maintenance, and ensuring that vacant apartments are market-ready. The technician works under the supervision of the Property Manager and Maintenance Supervisor, contributing to the overall upkeep and functionality of the property.

Responsibilities

  • Receives maintenance requests and prioritizes work orders efficiently.
  • Examines and diagnoses problems with HVAC units and determines repair methods.
  • Performs preventative maintenance on HVAC units, including filter replacements and cleaning.
  • Conducts minor to moderate plumbing repairs and installations.
  • Performs minor electrical repairs and replacements of light fixtures.
  • May perform painting projects and prepare vacant units for prospective tenants.
  • Responds to resident service requests and concerns in a timely manner.
  • Cleans up debris caused by maintenance work and maintains a safe work environment.
  • Records time spent on work orders and informs the Property Manager of significant repair needs.
  • Maintains adequate inventory of supplies and requests purchases as needed.
  • Operates a motor vehicle to transport tools and materials between work sites.
  • Works irregular hours, including on-call and overtime as required.
  • Attends technical training programs to enhance skills and knowledge.

Requirements

  • High school diploma/GED and one to three years of experience in facility maintenance and mechanical repair required.
  • Familiarity with federal, state, and jurisdictional laws concerning multi-family housing and Fair Housing.
  • Thorough knowledge of heating and air conditioning unit maintenance, troubleshooting, and repair.
  • General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing.
  • Ability to visually inspect units and grounds to determine adherence to standards.
  • Customer service and problem-solving skills.

Nice-to-haves

  • Associate degree in a related technical or mechanical field preferred.
  • Bilingual - Spanish is a plus.
  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
  • EPA Type II or Universal and/or Pool Certification (CPO) preferred.
  • Certificate for Apartment Maintenance Technicians (CAMT) preferred.
