About the position

The Maintenance Technician at The Bevy Apartments is responsible for ensuring the physical appearance and integrity of the community, providing maintenance service requests, and preparing apartments for new residents. This role is crucial in maintaining a safe, clean, and comfortable living environment for both residents and visitors. The technician will regularly walk the community to enhance its curb appeal and ensure that all apartments are restored to a market-ready condition in a timely manner. In addition to routine maintenance tasks, the technician will conduct inspections and repairs on various apartment features, including electrical systems, plumbing, HVAC, and carpentry. Responsibilities include inspecting, repairing, or replacing lights, windows, appliances, faucets, and flooring, as well as performing drywall repairs and maintaining pool conditions. The technician is expected to complete service requests within 48 hours and apartment make-ready turns within 5-8 business days. The role also involves adhering to safety laws and guidelines, reporting unsafe conditions, and maintaining the maintenance shop and storage areas. The technician will be part of a small community team, taking direction from supervisors and demonstrating excellent customer service skills. This position requires flexibility to perform a variety of tasks efficiently and effectively, ensuring that all maintenance needs are met promptly and thoroughly.

Responsibilities

  • Conducts all business in accordance with local, state, and federal safety laws, procedures, and guidelines.
  • Regularly walks the community to identify potential issues needing attention and addresses them or alerts the supervisor.
  • Identifies and performs maintenance needs in apartments, including inspecting, repairing, or replacing lights, windows, appliances, and plumbing fixtures.
  • Operates a hand rodder for plumbing backups and inspects, repairs, or replaces water heaters.
  • Repairs drywall, preps, and paints as needed.
  • Inspects and changes A/C filters and cleans maintenance shop areas.
  • Completes service requests within 48 hours and apartment make-ready turns within 5-8 business days.
  • Cleans and maintains pool conditions and tests pool chemical levels.
  • Performs 'trash-out' of vacated apartments, removing all abandoned furniture and trash.
  • Attends or completes training courses and complies with all company safety rules.

Requirements

  • High school diploma or GED.
  • Two years of property management maintenance experience.
  • Experience in electrical, plumbing, HVAC, and carpentry.
  • Excellent customer service skills and good written and oral communication skills.
  • Ability to perform effectively as a member of a small community team and take direction from supervisors.
  • High level of initiative and ability to complete tasks efficiently and completely.
  • Must pass the physical exam administered at the medical facility.

Nice-to-haves
